Why Do Basements Get Wet in Classon Point?
Classon Point is waterfront, on the East River, the mouth of the Bronx River and Pugsley Creek. Blocks near the shore are low lying, so groundwater sits close to basement floors and rain has little room to drain. Walls and floors take in water that has nowhere else to go.
The place is also spelled Clason Point. Small detached houses and former summer bungalows often have shallow, older basements or crawl spaces, built before modern waterproofing methods.
- Seepage along the floor and wall joint
- Damp walls and peeling paint
- Musty smell and mold
- Standing water after heavy rain
- White mineral deposits on masonry
- Water rising from a floor drain
Storms and high water can raise the water table, and a basement that is dry in summer may leak in fall or spring. We do not state the flood status of any block, so check with the city on your lot.

How We Fix It
How Do We Waterproof a Low Lying Basement?
We trace where water enters, then match the fix to the cause. Common answers include sealing cracks, repointing walls, installing interior drainage to a sump pump, improving gutters and grading, and adding exterior waterproofing where excavation is possible.
Interior drainage suits many shoreline houses, because groundwater pressure is hard to stop from outside. A drain along the floor edge collects water and a sump pump sends it out of the house.
A sump pump needs power. We talk through backup options with you, since storms can cut electricity just when the pump is needed most.
We never promise a perfectly dry basement. We explain what each method can and cannot do.
Is It Groundwater or a Sewer Backup?
Groundwater seeps through walls and floors. A sewer backup comes up through floor drains and often carries a smell. They need different fixes. A backup calls for a licensed plumber and often a backwater valve, while groundwater calls for drainage and sealing.
Near the shore, heavy rain and high water can stress sewers. If water comes from a drain, call a licensed plumber first, and call us if walls and floors are also wet.
We tell you plainly when a problem is plumbing, so you call the right trade.
What Permits and Rules Apply to Waterproofing?
Interior sealing and drainage often need no city permit, but structural work and exterior excavation can involve the Department of Buildings. Digging beside the public sidewalk may need a DOT permit. We know of no historic district here. Confirm current rules with the city.
Plumbing work, including a backwater valve, must be done by a licensed plumber. We coordinate when your job needs one.
If we see cracks that suggest movement, a licensed engineer should review the walls before waterproofing begins. See also our Classon Point foundation repair page.
How Do Gutters and Grading Affect a Wet Cellar?
Roof water and surface runoff that land beside the foundation soak the soil next to your walls. On low lots near the shore, that water has little room to drain away. Gutters, downspout extensions and soil that slopes away from the house cut the load on the basement.
We check these before we suggest heavy work. A downspout that empties at the wall can send a surprising amount of water into the ground each storm.
Paved drives and walks that slope toward the house have the same effect. Where concrete is part of the problem, we can repair it so it carries water away.
Often a combination works best. A few low cost outside fixes plus interior drainage can handle what neither would manage alone.
