What Sidewalk Problems Do We See Most in the Bronx?
The Bronx mixes large pre war apartment buildings, attached brick houses and hilly streets, so its sidewalk problems vary more than most people expect. The most common are flags lifted by trees along parks and parkways, cracked sections on steep grades, worn frontage on busy shopping streets, and aprons broken by cars on house blocks.

How Do You Repair Sidewalks in Front of Bronx Apartment Buildings?
We phase the work so tenants can always get in and out. On a long pre war frontage along the Grand Concourse, Sedgwick Avenue or Bronx Park East, we usually replace flags in sections and keep a protected path to the entrance open. Cellar doors, hatches and grates must end up level with the new flags.
Building owners in the Bronx should also keep liability in mind. Under Administrative Code section 7-210, owners of most properties can be held liable for injuries caused by a sidewalk they did not maintain. The exception for owner occupied one, two and three family homes does not cover apartment buildings, so a lifted flag at a busy entrance is worth fixing early.
Why Are Hills and Park Edges Hard on Bronx Sidewalks?
Steep blocks send rain running down the sidewalk and under the flags, which washes out the base and lets sections settle or crack. Park edges have some of the biggest street trees in the borough, and their roots lift flags along the perimeter. Both conditions come back quickly unless the base and slope are fixed properly.
Steep and stepped streets
Highbridge, Morris Heights and Kingsbridge Heights climb sharply from the Harlem River, with stairways and stepped streets in places. The blocks west of Kingsbridge rise toward Riverdale. On grades like these, each flag has to match the slope of its neighbors, and the forms need extra care so the new concrete does not slump before it sets.
Parks and parkways
Crotona Park, Claremont Park, the edges of Bronx Park near the zoo and the Botanical Garden, and the Pelham Parkway malls are lined with large trees. Lifted flags on those perimeter streets are common. Street trees belong to NYC Parks, and roots cannot be cut without Parks approval, so we shape the pit and the new flags around the tree.
Shopping streets and truck routes
Fordham Road, Arthur Avenue, East Tremont Avenue and The Hub at Third Avenue and East 149th Street see very heavy foot traffic. In Hunts Point, trucks going to and from the food markets break up curbs and sidewalks. Work on these frontages is scheduled around store hours and deliveries.
Shoreline blocks
City Island, Throggs Neck, Country Club, Castle Hill and Clason Point sit on or near the water. Salt air and storm flooding wear concrete faster there, and low lying lots can lose the base under the flags.
Do Bronx Historic Districts or Big Complexes Change the Rules?
Sometimes. The Bronx has fewer historic districts than Brooklyn or Manhattan, but they exist, including the Longwood, Manida Street, Perry Avenue and Morris High School districts. Work there that touches historic features can need Landmarks Preservation Commission review on top of the DOT sidewalk permit. Large complexes also have their own management to deal with.
