What Steps and Stoops Do Bronx Buildings Have?
The Bronx mixes housing types, and steps follow. Older row houses in Mott Haven, Longwood and Morrisania have stoops with treads and iron railings. Homes in the northern and eastern Bronx often have concrete or brick front steps. Pre war apartment buildings along the Grand Concourse have entry steps and railings used by many residents every day.
That mix means one borough, several kinds of repair. We look at the material first, then decide on the fix.
- Row house stoops. Stone or brick, often with cracked treads and rusted iron rail posts.
- Concrete steps at one and two family homes. Spalling edges and steps pulling from the house.
- Brick steps. Failed joints, loose bricks and shifted caps.
- Apartment building entries. Worn treads, loose rails and cracked landings.
Historic Districts
Do Any Bronx Stoops Need Landmark Approval?
Some do. The Bronx has historic districts in Mott Haven (including Mott Haven East and the Bertine Block), Longwood, Morrisania (Morris High School), Mount Hope and Tremont (Morris Avenue), Hunts Point (Manida Street), Bedford Park (Perry Avenue) and Riverdale (Fieldston and Riverdale). In them, stoop and railing work can need Landmarks Preservation Commission approval.
Most Bronx blocks are outside a district, and a repair to existing steps often needs no landmark step. Rebuilding to a new size or layout can need a Department of Buildings permit, which we handle when a job needs one. Confirm what applies to your address with LPC, DOB or 311.
Stoop Loose or Rail Rusted Through?
Send a photo and your address. We will visit, check every tread and post, and price it in writing.
How Do You Repair a Loose or Rusted Railing on Bronx Steps?
We remove the post, cut away rust and cracked stone or concrete, repair the socket and reset the post in a material that does not trap water. A badly rusted post is cut down or replaced. Cement poured around a wobbly post is a quick fix that seals water against the steel.
On older Bronx row houses, decorative iron railings can often be saved. When new parts have to be made, that is work for an ironworker, and we tell you so. In a historic district, the railing design may need approval before it changes.
Apartment buildings need the entrance to stay usable during the repair. We plan barriers and a clear path, and we work in sections when needed.
Should a Cracked Bronx Stoop Be Repaired or Rebuilt?
Repair when the steps are solid and the damage is limited to edges, joints or a few treads. Rebuild when treads move, side walls crack, the steps have settled or water has reached the core. Many stoops need a mix: reset two treads, repair the nosings and repoint the rest.
| What you see | What usually makes sense |
|---|---|
| Chipped nosings on a few treads | Repair edges in matching material |
| Rocking tread | Lift, reset on fresh mortar, repoint |
| Cracked stone at a rail post | Remove the post, repair the stone, reset |
| Steps pulling from the building | Check the base, rebuild the section |
| Most treads cracked, uneven risers | Rebuild with even steps |
