How Does Stoop Work Differ Between the Boroughs?

The main difference is the building type. Brooklyn and Manhattan row houses have tall stoops in brownstone or limestone, often on blocks that need Landmarks Preservation Commission review. Queens and Bronx homes tend to have short concrete or brick steps. Apartment buildings everywhere have entry steps and railings.

Which Areas Have the Classic Brownstone Stoops?

Brooklyn and Manhattan row house neighborhoods. In Brooklyn, look at Park Slope, Bedford-Stuyvesant and Brooklyn Heights. In Manhattan, look at Harlem and the West Village. Many of these blocks sit in historic districts.

Brownstone is a soft sandstone. Once water gets in, the face flakes off in layers. Repair usually means cutting back loose stone and building it up again with a matched repair mortar, or replacing pieces that are too far gone. A hard cement patch on brownstone can trap water and speed up the damage.

In a historic district, work on stoops, railings and areaways can need Landmarks Preservation Commission approval. Like for like repairs are often simpler to approve than a change in material. Check your address with LPC before you plan the work.

What About Concrete and Brick Steps in Queens and the Bronx?

Concrete and brick front steps are the everyday version of a stoop. Concrete steps spall at the edges and crack where they meet the house. Brick steps fail at the joints, then bricks loosen and caps shift. Both need a solid base underneath, or the repair does not last.

In Bayside and Forest Hills, we see entry steps on detached and attached homes. In the Bronx, Throggs Neck and Mott Haven show two different types: one and two family homes with concrete steps, and older row houses with stoops.

Thin toppings over damaged concrete steps rarely hold. Replacing the damaged steps on a solid base usually lasts much longer. We tell you honestly if an overlay is worth trying.
