What Goes Wrong With West Village Stoops?

How We Fix It
How Is a Historic Stoop Repaired?
Carefully, and only as far as needed. A sound stoop gets repairs. A failed one is rebuilt to look as it did. The aim is a stoop that works again without losing the character of the house. Materials are chosen to suit the existing stone or brick.
Cracked treads may be patched, pinned or replaced in matching stone. Loose brick in a cheek wall is taken down and relaid. Joints are cut out and repointed with a mortar mix that suits old, soft brick, since a hard mix would damage it.
Railing posts are reset into sound material. If the base is rusted through, the post is cleaned, treated and set again, and we tell you when a section needs a metalworker.
On a stoop with a full flight to the parlor floor, structure matters more than surface. We look for cracks through the flight and gaps at the wall. Anything that looks structural gets flagged for an engineer.
Do West Village Stoops Need Landmarks Approval?
Often. The Greenwich Village Historic District and its extensions cover much of the neighborhood, and Landmarks review can apply to stoops, railings and materials seen from the street. Weehawken Street and Gansevoort Market have their own districts. Confirm current rules with the city.
In practice, that means repairs that match the existing material are usually easier to approve than changes to it. We ask the Commission about visible work before we order stone or metal, so you do not pay for something that has to be redone.
