What Is Wrong With West Village Sidewalks?

The streets are narrow and irregular, trees are large and the buildings are old. Roots lift flags, stoops and areaways crowd the walkway, and the materials vary from plain concrete to bluestone, granite and Belgian block on some historic blocks. Every one of those conditions changes how a sidewalk fails.

Many blocks here have strong tree cover. Mature trees do real damage underground. A root that has grown for decades can raise a flag several inches, and the gap beside it traps a heel.

  • Flags lifted by tree roots
  • Sunken slabs near areaway railings
  • Cracked bluestone or granite pavers
  • Shifted Belgian block edging
  • Broken corners at curb ramps
  • Gaps beside areaway railings and iron fences

Older blocks also have areaways and iron fences running right along the walkway. Where a below grade space sits beside the flags, slabs can drop or crack along its edge, and the repair has to account for it.

How We Fix It

How Is a Historic Block Sidewalk Repaired?

We remove only what has failed, rebuild the base under it and pour or lay the new surface to the right grade. On blocks with stone or block paving, we check what the original material was before choosing what goes back. Water must drain to the curb, not into the building.

Standard concrete flags are the simplest case. We break out the cracked flags, cut the base back to firm ground, set forms and pour. Root conflicts get a base shaped around the root, since the tree belongs to NYC Parks.

Bluestone and granite are different. Cracked stone may need to be lifted, the base reset and the same stone relaid where it can be salvaged. Whether to replace with matching stone or with concrete depends on the block and on what approval allows.

Where an areaway or basement space sits beside the walkway, we look at its condition before we load new concrete near it. If it needs attention, we say so before work begins.

What Rules Apply to West Village Sidewalks?

The owner keeps the sidewalk beside the property in repair under Admin Code 19-152. Most owners also face liability for injuries, except owner occupied homes for up to three families. Landmarks review may apply on historic blocks. Confirm current rules with the city.

Much of the neighborhood sits inside the Greenwich Village Historic District and its extensions, with the Weehawken Street Historic District nearby and the Gansevoort Market Historic District at the northern edge. The Landmarks Preservation Commission can review exterior work in a district, and street paving can be part of that conversation. We ask about it before we price materials.

On most sidewalk jobs a DOT permit is required, and the filing comes from us. Some jobs need DOB paperwork, and we handle that too. If the city has already written a violation, our sidewalk violations page covers what happens next, including dismissal after repair.

Who owns the trees on my block?

NYC Parks owns street trees. Roots cannot be cut without approval. Eligible homes of up to three families may get help from the Trees and Sidewalks program.
