What Concrete Breaks Down Around West Village Homes?
Most of it is hidden from the street: rear garden slabs, patios behind row houses, areaway floors and entrance landings. These small spaces collect water, drop leaves and get little maintenance. After decades, the slab cracks, tilts and starts to push water toward the building.
The West Village has Federal, Greek Revival and Italianate row houses, tenements and some converted industrial buildings. Many have narrow rear yards reached only through the house or a tight passage. Concrete in those spaces was often poured long ago, by hand, on thin ground.
- Rear yard slabs tilting toward the wall
- Areaway floors with cracks and standing water
- Worn or chipped entrance landings
- Heaved patios near tree roots
- Crumbling edges along garden beds
- Old patch work that has failed again
A tilted slab does more than trip people. If it slopes toward the foundation, rain runs into the wall, and a damp cellar often follows. Fixing the pitch can solve more than the crack.

How We Fix It
How Is Concrete Replaced in a Tight West Village Yard?
By hand, in stages. Equipment that fits through a brownstone hallway is small, and often there is none. The crew breaks out the slab with hand tools, carries debris out through the house or passage, rebuilds the base and pours new concrete with material moved in by barrow or bucket.
Access drives the plan. Before we write a price, we walk the route from the street to the yard, note door widths and stair turns and decide how to protect floors and walls. You see that plan in the estimate.
The new slab is poured to a pitch that sheds water away from the building. Where a drain exists, we pitch to it. Where it does not, we look for the best route to carry water out of the yard.
Near trees, we leave room for roots and keep the slab from locking them in. Any visible edge that meets old brick or iron fencing is finished neatly.
Does Concrete Work Here Need Permits or Landmarks Approval?
It depends where the concrete sits. Anything poured on the public sidewalk is a DOT matter. A yard slab wholly on private land skips the DOT sidewalk permit, though structural work, retaining walls and curb cuts can call for DOB permits. In a historic district, Landmarks review can apply to visible work. Confirm current rules with the city.
Most of this neighborhood sits in the Greenwich Village Historic District and its extensions. A rear yard slab that no one sees from the street is unlikely to draw review, but the front areaway, entrance steps and any visible paving may. We ask before we price materials.
If the sidewalk in front of your building is also cracked, the owner is the one responsible for it. The sidewalk violations page explains the process.
Can I save the old brick edging?
Usually. We work around brick borders and iron fencing, and reset them when the slab is in.

It helps when the old slab tilted toward the wall. Water can enter in other ways, so we look at the whole picture.

Those blocks are low lying, so good drainage matters more. We pitch the slab and look for the best way to carry water out.
