Why Do West Village Cellars Get Damp?
The cellars are old and their walls are porous stone and brick. Add low lying ground near the Hudson, areaways that hold water and yards that drain badly, and moisture finds its way in. The blocks near West Street are the lowest, so water has farther to fall and less room to leave.

We work from the outside in. First we fix what sends water to the wall: clogged areaway drains, tilted slabs, open joints. Then we treat the wall itself, and where needed we add an interior drain or pump. Each step is priced on its own line so you can see what each fix costs.
Areaway work is common here. We clear and repair drains, repoint the below grade brick and reset the floor so it pitches to the drain. These are small jobs that make a large difference.
Inside, stone and brick walls can be sealed with products that let the wall breathe. Interior drainage along the floor edge carries water that gets in to a pump or drain. We explain which belongs in your plan and which does not.
Sewage rising through a drain is not a waterproofing issue. It calls for a licensed plumber, and a backwater valve may help. We tell you when the problem is plumbing rather than the wall.
Do West Village Cellar Repairs Need Approvals?
Sealing and drains often do not. Wall rebuilds and structural work can need DOB permits and a licensed engineer, and exterior changes in the Greenwich Village Historic District and its extensions may draw Landmarks review. Work on the public sidewalk is a DOT matter. Ask the city to confirm.
