Why Do SoHo Cellars and Vaults Leak?
The sidewalk above is usually the cause. Vault lights, the frames that hold them and the granite slabs around them age and let rain through. The walls below are old masonry that cannot shed water. SoHo has no particular flood exposure beyond heavy rain, so leaks are mostly a local fault.
Cast iron loft buildings often have a vault that extends under the public sidewalk, lit by small glass lenses set in a metal frame. Each lens, and each joint around it, is a possible leak path.

How We Fix It
How Do You Waterproof a Vault Under the Sidewalk?
We work from the top down. Broken lenses are replaced and frames resealed. Slabs are reset so water runs to the street. Inside, walls are repointed and treated, and drainage is added for any water that still gets through. Sealing from inside alone does not solve a leak from above.
Tracing comes first. We follow wet spots upward, checking each lens, joint and slab edge, and note where the water path begins. Then the repair matches the cause.
For cellar floors that stay wet, a drain channel and sump pump may be added. We plan where the discharge goes before installing, since that detail is often forgotten.
Dehumidifying is not waterproofing, and we say so. A machine can lower the humidity in a damp cellar, but it does nothing about the water entering the wall. Owners who run one for years often find the stock below still spoils. Closing the leak path is the lasting fix, and a dehumidifier can be a useful extra afterward.

What Approvals Come With Waterproofing in SoHo?
