What Breaks Down on SoHo Sidewalks?
SoHo sidewalks are made of more than concrete. Granite slabs, vault lights, raised loading platforms and Belgian block share the frontage with ordinary flags, and each fails differently. Heavy weekend foot traffic and delivery loads make every weakness show sooner.
The district is full of cast iron loft buildings with ground floor retail. Many have a vault below the walk, covered by thick glass lenses set in a metal frame. Others have a raised platform at the building line where goods are loaded.

How We Fix It
How Do You Repair Granite and Vault Lights Without Ruining Them?
The approach is to keep original material wherever it is sound. Granite slabs are lifted, the base is rebuilt and the same stone is reset level. Vault lights are repaired lens by lens. Only slabs and frames beyond saving are replaced, and then with matching material.
Resetting a granite slab is more careful work than pouring concrete. We tag each slab, lift it, correct the bedding below and relay it to the right pitch. Cracked stones may be pinned, or replaced if the crack runs through.
Vault lights add a second concern. The vault below the walk may be in use as storage or a shop cellar, so water getting through a broken lens hurts the interior. We repair the lenses and the seal at the frame in the same visit where we can.
Loading platforms have their own routine. Edges are rebuilt, surfaces re-formed and slopes corrected so water runs off.
Do SoHo Sidewalks Need Landmarks Approval?
Often, yes. SoHo includes the SoHo Cast Iron Historic District and its extension, plus the Sullivan Thompson Historic District on the western blocks. Work that changes historic materials such as granite and vault lights may need review by the Landmarks Preservation Commission. Confirm current rules with the city.
We plan for that review at the start. The earlier we know which materials a block uses, the easier it is to prepare a repair that keeps them.

Vaults can bring DOB involvement when the work is structural. We separate that from the surface repair in the estimate. Buildings over six stories are also covered by Local Law 11, which relates to facades and can affect the sequence of work at the sidewalk.
Is a plain concrete patch ever acceptable?
Sometimes, in a service area or where the material is not historic. In the historic frontage, a patch that clashes with the stone usually draws attention from reviewers, so we recommend matching.
