Why Do Tribeca Basements Take On Water?
The western blocks near the Hudson are low lying and in the coastal flood zone. Ground there stays wet, and old stone or brick cellar walls were not built with modern membranes. Water enters through joints, cracks, floor seams and the roofs of sidewalk vaults.
The neighborhood is full of converted warehouses and lofts, with Federal row houses on Harrison Street and newer high rise condos. Old buildings have deep cellars that hold storage, mechanical rooms or finished space, and water in any of them is costly.
Vault lights and slab joints in the sidewalk can leak into a vault below. Tribeca sidewalks use granite and bluestone slabs and Belgian block on some streets, and joints between old slabs are common leak paths.
