Most of it is below the sidewalk. Cast iron loft buildings and tenements stand on stone or brick foundations, and many have cellars and vaults reaching under the public walk. Damp, cracked masonry and settling floors are the usual signs, and water is behind most of them.

How We Fix It
How Do You Repair a Foundation Wall in an Old Loft Building?
The repair follows the cause. Failed mortar in stone or brick is cut out and repointed. Hairline cracks are sealed. Where the wall has moved, a licensed engineer defines the fix and we build to the drawing. Water paths are closed so the repair lasts.
In a loft, the cellar may hold storage, utilities or retail stock. We plan access, protect the contents and control dust, working from the inside, from a vault, or from a cellar door in the sidewalk.
Vaults get their own treatment. A vault wall is often masonry with a long history of moisture. We clean it, repoint it and look at the glass lenses and frame above, since leaks there feed the damp below.
Underpinning is sometimes discussed for old buildings, but it is a major structural operation designed by an engineer and not a first step. Most SoHo cellars never need it. We start with the least invasive repair that addresses the cause, and we explain why if the engineer recommends more.
If the floor has settled, we look for the cause before touching the surface. A void under a slab can be filled, but a drain leak feeding it must be stopped first.
Do Foundation Repairs in SoHo Need an Engineer or Permits?
Structural movement does. A licensed engineer should evaluate it, and DOB permits may be required for the repair. We cannot promise outcomes before that review. Surface work such as repointing a cellar wall is scoped separately. In SoHo, landmark rules may apply to visible work. Confirm current rules with the city.
