What Breaks Sidewalks in Chelsea?
Two very different frontages break in different ways. On the row house blocks, tree roots lift flags and stoops crowd the walk. Near Tenth and Eleventh Avenues, trucks, loading docks and vaults under the walk crack slabs and wear down edges.
Chelsea stretches from West 14th Street to roughly West 30th Street, between Sixth Avenue and the Hudson River. It holds Italianate and Greek Revival row houses, tenements, large pre war complexes such as London Terrace and the NYCHA Chelsea Elliott and Fulton Houses.
West Chelsea adds former warehouses and galleries, plus newer towers along the High Line. Delivery trucks pull up to loading docks all day, and a slab built for foot traffic does not last under that load.
Vaults are another factor. Some old buildings have vaults under the sidewalk. A leaking or collapsing vault shows up on the surface as a sunken or cracked patch, and it needs a careful look before anyone pours new concrete over it.
Who Is Responsible for a Cracked Sidewalk in Chelsea?
The owner of the building next to it. Admin Code 19-152 puts maintenance on the owner, and 7-210 makes most owners liable for injuries, with owner occupied one to three family homes as the exception. Confirm current rules with the city.
If DOT cites a defect, the city can repair the walk and bill the owner, and the owner may request dismissal once the repair is done. Expect to need a DOT permit for the walk itself, and we handle that application.
Much of Chelsea is landmarked. The Chelsea Historic District, the West Chelsea Historic District and the Lamartine Place Historic District all lie within it. Plain concrete repair seldom changes a facade, but work near vault lights, iron railings or original stone steps should be checked with the city.
What about street trees?
Roots cannot be cut without approval from NYC Parks, which owns the street trees. The Trees and Sidewalks program may help eligible one to three family homes, which fits some Chelsea row houses. We work around the roots and tell you when approval is needed.
Cost Factors
What Affects the Price of Sidewalk Repair in Chelsea?
Frontage length
A corner building on an avenue has far more flags than a row house. We count them at the visit.
Truck loading
Slabs at loading areas need more thickness and a firmer base than ordinary walk.
Vaults beneath the walk
A vault under the slab changes how we break out, support and pour. We inspect before we price.
Trees and permits
Roots slow the work and permits add steps. Both are written into the estimate.
Your estimate follows a visit to your frontage. It is free and in writing.
