Which Steps Need Repair in a District Without Many Stoops?
Steps repair is not the most common job here, because few buildings are homes with stoops. What exists are short flights at shop and restaurant entrances, stairs down to lower levels, and landings where a raised door meets the sidewalk. Those get heavy use and show wear quickly.
Some of the older market buildings have entrances raised above the street. A shop or restaurant fitted into one of them may have a few treads and a rail, and every customer walks over them.
Wear shows in a pattern. The center of each tread dulls first, the front edge chips next, and the joint between the bottom step and the sidewalk opens last. Tracing that pattern tells us whether water or foot traffic did the damage.
- Worn nosings at shop entrances
- Cracked treads that hold water
- Loose or wobbly handrails
- Landings that slope toward the door
- Stairs down to a lower level with poor drainage
- Mortar gone from stone or brick treads
Weekend crowds amplify the risk. A step that a few regulars know about becomes a hazard for hundreds of strangers who do not.

A rail that moves or a tread that rocks is worth a quick look from us.
How We Fix It
How Are Commercial Entrance Steps Repaired?
Worn surfaces are rebuilt, loose masonry is reset and failed treads are removed and formed again. Handrail posts are anchored in sound material. Each step is finished with a nosing that grips in wet weather, and landings are pitched to shed water away from the door.
On an older market building, the steps may be stone or brick. We match the material when we can and repoint the joints, since open mortar is how water gets under a tread.
If the steps are inside the sidewalk line, we also look at the paving next to them. A cracked flag at the foot of a stair is a classic trip spot.
Because a shop cannot close for a week, we repair in stages and leave a way in whenever the layout allows.
Do Entrance Steps Here Need Landmarks Approval?
They can. Part of the district lies in the Gansevoort Market Historic District, and the Landmarks Preservation Commission may need to approve visible changes to a building. A like for like repair is treated differently from a new design. City staff can say which of these rules reach your building.
Steps that stay entirely on your private property do not need the DOT sidewalk permit. Structural stair work can involve the Department of Buildings, so we raise that early. If the steps project onto the public sidewalk, other questions arise, and we will go through them with you.
A building taller than six stories must pass the Local Law 11 facade inspections, and the resulting report may list entrance work as something to fix.
The sidewalk beside the steps is the owner’s to maintain. Where it is cracked, see the guide to sidewalk violations and we can repair both in one visit.
