Four Boroughs
Which NYC Boroughs Have Driveways That Need Repair?
Queens has the most driveways, followed by parts of southern and eastern Brooklyn and the northern and eastern Bronx. Manhattan has very few, so the work there is usually garage entrances, loading areas and ramps instead. We repair concrete driveways and aprons in all four boroughs and do not serve Staten Island.
Our main driveway repair page explains the work in detail. This page shows how the four boroughs compare.

Driveway Repair by Borough
Each borough page lists its neighborhoods and describes the driveway conditions we see there.
How Does Driveway Work Differ From Borough to Borough?
The differences come from housing. Queens has mostly detached and attached homes with their own driveways. Brooklyn has them in the south and east. The Bronx has them in the north and east. Manhattan has almost none, so we work on garage entrances and building ramps. Each borough brings a different mix of drainage, roots and rules.
| Borough | What we usually repair | Common problems |
|---|---|---|
| Queens | Private and shared driveways, aprons, garage approaches | Roots in the northeast, standing water in the southeast |
| Brooklyn | Driveways in southern and eastern neighborhoods, shared drives | Aprons cracked by cars, flooding near the water |
| The Bronx | Driveways at one and two family homes in the north and east | Sloped lots, old asphalt patches, salt wear |
| Manhattan | Garage entrances, loading areas, building ramps, courtyard slabs | Heavy vehicle loads, tight access, building rules |
Where Are Driveways Most Common in NYC?
Queens is the driveway borough. Neighborhoods such as Bayside and Howard Beach are full of homes with a curb cut and a slab. In Brooklyn, look to places like Marine Park. In the Bronx, look to Throggs Neck and similar low density areas.
Where homes are attached and share a wall, driveways are often shared too. A shared driveway is best repaired as one scope so both halves end up at one level with one pitch. Who maintains it depends on the deeds and any agreement between the properties, which is a question for an attorney.
Owners searching for a driveway contractor near me in these areas should know that the apron across the sidewalk follows different rules from the slab on private property, which the next section explains.
Does a Driveway Repair Need a City Permit?
Repairs on your own slab usually do not, but the apron that crosses the public sidewalk generally needs a DOT sidewalk permit. New curb cuts and driveway changes can also involve the Department of Buildings. We file the DOT permit for the apron work we do. Confirm current rules with the city or 311.
A broken apron can be listed on a Notice of Violation along with the flags beside it. If that happened to you, read our plain guide to clearing a sidewalk violation. Street trees add another rule. NYC Parks manages them, and cutting roots without Parks approval is not allowed.
Apron cracked or slab sinking toward the garage? We will check both on one visit.

What Affects Driveway Repair Cost in NYC?
The main cost factors are the size of the driveway, the thickness your vehicles need, how much old concrete or asphalt must be removed, how much base has to be rebuilt, drainage changes and whether the apron needs a permit. We write every price after seeing the property.
Size
A short single car drive and a long drive to a rear garage are different jobs.
Vehicle weight
Trucks and vans need a thicker slab than a passenger car.
Removal
Old asphalt patches and thick slabs add to hauling.
Drainage slope
Getting water away from the house and garage shapes the whole pour.
Apron permit
Work across the sidewalk generally needs a DOT permit.

How Is a Driveway Replaced?
We check the slabs, the apron and where the water goes, then write the price. After you approve it, we file the apron permit, break out the damaged concrete, rebuild the base and pour new concrete sized for your vehicles. The driveway stays closed to cars until the concrete has cured.

FAQ
Citywide Driveway Repair Questions
Manhattan has few private driveways, so the work there is mostly garage entrances, loading areas, courtyard slabs and building ramps. See our Manhattan driveway page for details.
Queens has the most, and many homes there have a driveway and a curb cut. Southern and eastern Brooklyn and the northern and eastern Bronx have many as well.
No. We serve Brooklyn, Queens, the Bronx and Manhattan only.
Yes. We repair the slab on your property and the apron across the sidewalk, and we file the DOT permit for the sidewalk work we do.
Often, yes. If most of the slab is solid and level, we can saw cut and replace the failed sections. If the base has washed out across the whole drive, a full replacement lasts longer.
The work on site is short. Most of the time goes to the permit and curing. A job that includes the sidewalk apron typically runs about one to two weeks.
