Queens Homes

Why Do So Many Queens Homes Need Driveway Work?

Much of Queens is made up of detached and semi detached one and two family homes, and most of them have a driveway and a curb cut. From Bayside and Whitestone to Cambria Heights and Rosedale, that adds up to thousands of aprons and slabs carrying cars every day, through freeze, thaw, road salt and heavy rain.

Age plays a part too. Many of these driveways were poured decades ago on a thin base, then patched with asphalt over the years. Once the base washes out, slabs crack, sink and tip toward the garage.

The neighborhood shapes the problem. Tree roots dominate in the northeast, water dominates in the southeast and along Jamaica Bay, and truck traffic wears down aprons near industrial blocks in Maspeth.

What Driveway Problems Show Up Across Queens?

The problems follow the neighborhood. Northeast Queens sees slabs and aprons lifted by large street trees. Southeast Queens sees settling and standing water. The Rockaways and Howard Beach deal with flood damage and salt. Sloped lots in Holliswood and Jamaica Estates need driveways that hold their pitch and drain.

The apron and the sidewalk

The apron crosses the public sidewalk, so work on it generally needs a DOT sidewalk permit and has to meet DOT specifications for thickness, slope and finish. A broken apron can be listed on a Notice of Violation along with the flags beside it. Our guide to clearing a DOT sidewalk violation in Queens explains the dismissal side. Confirm current rules with DOT or 311.

Driveway Sinking or Holding Water?

Send a photo and your address. We will check every slab, the apron and the drainage, and put it in writing.

How Does Water Damage Driveways in Southeast Queens?

Southeast Queens has a long history of street flooding in heavy rain and high groundwater. When water sits under a driveway, the soil beneath the slab softens and settles, and the concrete cracks and sinks. In Cambria Heights, Laurelton, Rosedale, St. Albans and Hollis, the fix usually starts below the slab.

A new driveway there needs a firm, compacted base and a pitch that carries water away from the house and the garage. On some lots a trench drain at the garage door is the only practical answer, and where it connects can bring in a plumber and city rules.

Along Jamaica Bay and on the Rockaway peninsula, Howard Beach, Belle Harbor, Neponsit and Arverne were hit hard by Hurricane Sandy in 2012. Salt and sand keep wearing concrete there. Flood risk changes block by block, so check your address on the city's flood maps.

Can You Repair a Shared Driveway Between Two Queens Houses?

Yes. Shared driveways between attached and semi detached homes are common in Queens. The best result comes from one scope for the full width, so both halves end up at one level with one pitch. We meet with one or both owners, mark the slabs that need replacing and put the plan in writing.

When each owner fixes their own half at different times, the driveway ends up with a ridge down the middle and a joint that holds water. Doing both sides together costs more in one go but drains better.

Who maintains a shared driveway depends on your deed and any agreement between the properties. That is a legal question for an attorney, not a contractor.

Sharing a driveway with the house next door? We can price both halves together.

FAQ

Queens Driveway Questions

A new slab pitched away from the garage, with a trench drain at the door where needed, stops most surface water. Groundwater coming up through the floor is a separate problem that waterproofing addresses.

Not without NYC Parks approval, since street trees are city property. We shape the new apron around the tree where we can. Parks may repair some tree damaged sidewalks at eligible one, two and three family homes, so check with Parks or 311.

Both are private cooperative communities with their own rules for work on walks and pads. Check with the cooperative first, then call us to talk through the job.

Yes. Steep driveways need a solid base, careful jointing and a finish that gives tires grip. We also look at how water leaves the slab at the bottom.

Douglas Manor and Douglaston Hill are historic districts, so visible changes can need LPC review. Like for like concrete work is usually simpler. Confirm with LPC for your address.
