What Goes Wrong With Driveways in Middle Village?
Driveways here fail from vehicle weight, water and tree roots. Many Middle Village brick homes have a driveway running along the side of the house, often with a garage at the back. Cracks, sunken sections and a broken apron at the sidewalk are the most common complaints.
A concrete driveway carries cars every day, and some carry vans or work trucks. If the base under it has settled or washed out, the slab flexes and cracks. Once water enters a crack, freezing and thawing widen it each winter.
- Long cracks across the slab
- Sections that have sunk or tilted
- Flaking, scaled surface
- Broken apron at the sidewalk
- Roots lifting the edge
- Pooling water near the garage
Driveways near large trees on streets like Eliot Avenue and 80th Street often rise at one edge as roots grow. Narrow side driveways also trap water against the house wall when the slope is wrong.
The apron, the sloped section where the driveway meets the street, takes the most punishment. Every car crosses it, and it sits partly in the public sidewalk.

How We Fix It
Should a Middle Village Driveway Be Repaired or Replaced?
Minor surface cracks can be cleaned and sealed. If the slab has sunk, split into pieces or flakes across most of its surface, replacement lasts longer. The crew removes the old concrete, rebuilds the base and pours a new slab with the correct slope and joints.
On a long side driveway, the slope matters most. We set the pitch to move water toward the street and away from the foundation and neighbor's lot. A flat or reversed slope is a common cause of damp basements at the back of the house.
Thickness depends on use. A driveway used for passenger cars needs less than one that takes heavy vehicles, and we price the thickness that fits your needs.
If the apron needs work, we cover that in the same estimate. The part inside your lot is private work, and the part crossing the sidewalk follows the sidewalk rules.
Do Middle Village Driveways Need Permits?
The DOT sidewalk permit does not apply to a slab wholly inside your lot. The apron and any change to a curb cut involve the public sidewalk and street, and curb cuts can need Department of Buildings permits. Ask the city which rules apply to your lot before work begins.
The sidewalk portion of a driveway is public sidewalk, so the owner must keep it in repair under section 19-152 of the Administrative Code. A cracked apron can draw a DOT violation just like a cracked flag. Our sidewalk violations page explains the notice and the steps that follow.
Widening a driveway or adding a new curb cut is not a simple repair. Those changes involve the city, and we tell you honestly if yours does.
What about the trees along the curb?
NYC Parks owns the street trees, and nobody can cut their roots without approval. If a root has lifted the apron, we work around it and explain what the city may need to sign off on.

FAQ
Middle Village Driveway Questions
Surface cracks in a sound slab can be cleaned and sealed. If the slab has sunk or broken into pieces, replacement is the better value.
Yes. We can replace the apron alone, though we check that the adjoining slab is sound.
The slab pitch is usually wrong or has settled. A new pour with the correct slope fixes this.
They can. Roots from street and yard trees lift edges, and we plan the repair to account for them.
