Which Forest Hills Homes Have Driveways to Repair?
Mostly the detached homes in the area north of Queens Boulevard, plus some attached homes with a shared or rear driveway. Apartment buildings and co ops along the boulevard rarely have residential driveways, though some have garage entrances and service drives that need similar work.
That makes Forest Hills a neighborhood of many blocks with no driveways at all and a few with one at nearly every house. Where they exist, they are usually narrow strips running beside the house toward a garage in the rear.
Narrow does not mean light duty. Cars pull in and out daily, delivery trucks park across the apron, and the weight lands on a slab that may be decades old. Add tree roots and years of freeze and thaw, and cracks are close to guaranteed.
If your block has no driveways, this page may not fit your property. Our sidewalk and concrete pages cover the work most common on those streets.
Where Driveways Fail
What Causes Driveway Cracks and Settling Here?
Vehicle weight, weak or settled soil, tree roots and water are the usual causes. A driveway that slopes toward the house sends runoff against the foundation, while one that slopes wrongly collects water and freezes into a slab of ice each winter.
Long, narrow slabs also crack at their joints. If the base beneath them has washed out, one section drops below the next and the edge catches tires and feet.
The apron, the strip that crosses the sidewalk, takes the most punishment. It carries the same weight as the driveway and sits where the driveway meets the sidewalk, so damage there often shows up as broken flags at both edges.
Can a Cracked Driveway Be Repaired or Does It Need Replacing?
Hairline cracks and small chips can often be sealed or patched. Deep cracks, sunken sections and crumbling surfaces need the section cut out and replaced. If the base has failed across the driveway, a full replacement is the only repair that lasts.
| Problem | What we do |
|---|---|
| Surface chips and small cracks | Clean and patch the damaged spots |
| Deep crack across a slab | Cut out the slab and pour a new one |
| Sunken section | Rebuild the base and repour |
| Crumbling apron | Replace the apron to carry vehicle weight |
| Water running to the garage | Change the pitch so it drains toward the street |
| Root damage at the edge | Replace the slab and adjust around the root |
We would rather tell you a patch will work than sell a full job you do not need. We would also tell you the reverse.
Do Driveway Aprons and Curb Cuts Need a Permit?
Usually yes for the apron. The part of a driveway that crosses the sidewalk generally needs a DOT sidewalk permit, and new curb cuts or driveway changes can also involve the Department of Buildings. Work confined to your own property is treated differently, so confirm with the city.
We file the DOT permit for jobs we do, and we handle DOB permits when a job needs one. A driveway that already has a legal curb cut is a simpler case than adding a new one.
If the curb beside your driveway is chipped or sunken, we point that out and price it on its own line.
If flags next to the apron are cracked, check our guide to sidewalk violations in NYC, because a damaged apron can lead to a notice for the frontage of your property.
Tired of Patching the Same Driveway?
We will look at the base, the slope and the apron and tell you what will last.
How Long Does Driveway Work Take?
A driveway with an apron usually follows the sidewalk timeline of one to two weeks, including the permit and curing. The DOT permit usually takes two to three business days. The concrete then needs time to cure before it can take a car.
You will need another place for the car during the work. Since many Forest Hills driveways serve a garage in the back, we plan the pour so you know which days the car has to stay on the street.
We tell you exactly when it is safe to drive on the new slab, and when it is safe to park a heavy truck on it.

How Do You Keep a Driveway Lasting Longer After Repair?
Keep water moving off the slab, clear snow without harsh chemicals, and avoid parking very heavy vehicles on a new apron until it has fully cured. A well drained driveway on a solid base can serve a house for many years.
Road salt is hard on concrete. Where possible, use sand or a product made for concrete, and shovel early so ice does not bond to the surface.
Watch the joints. Water that gets into an open joint freezes, expands and splits the slab. Sealing joints when they first open is cheaper than replacing sections later.
Overhanging trees drop sap, leaves and branches on narrow Forest Hills driveways. Sweeping the surface keeps moisture from sitting on it and lets you spot new cracks early.
Also look at where the driveway meets the garage floor. That edge shows settling first. If it opens, tell us before the gap catches water and grows.

FAQ
Forest Hills Driveway Questions
That depends on the vehicles it carries and the base under it. We build to hold cars and occasional trucks, and the written scope explains the specification.
Yes. The apron is often the first part to fail, and we can replace it and leave a sound driveway alone. We check the whole surface first so you know what remains.
A settled base or the original pitch is usually the cause. Recasting the slab with the right slope sends water toward the street instead.
Yes, during demolition and while the new concrete cures. We give you the dates ahead of time so you can plan.
