Where Do Bronx Homes Have Driveways?
Driveways are common in the northern and eastern Bronx, where blocks of detached, semi detached and attached one and two family homes have curb cuts and garages. Throggs Neck, Country Club, Pelham Gardens, Morris Park, Allerton, Wakefield, Woodlawn and Riverdale are good examples. In the dense southern Bronx, most buildings are apartment houses and have none.
That split matters for your repair. A driveway in Throggs Neck usually sits on a flat lot near the water. A driveway in Riverdale may climb a hill. Each one fails in its own way.
Many of these driveways were poured decades ago, then patched with asphalt or cement. Once the base washes out, slabs crack, sink and tip toward the house.
What Driveway Problems Are Common in the Bronx?
Sloped lots, old asphalt patches, salt wear and standing water cause most Bronx driveway repairs. Hills in Riverdale and Spuyten Duyvil crack slabs across the slope. Low lots near Eastchester Bay and the Long Island Sound side hold water. Aprons wear fastest, because every car crosses them.
| Area | What we often see | Usual fix |
|---|---|---|
| Throggs Neck, Country Club, Schuylerville | Slabs settling, water pooling near the garage | New base and pitch away from the house |
| Pelham Gardens, Allerton, Morris Park | Cracked aprons, old asphalt patches on concrete | Cut out and repour failed slabs |
| Wakefield, Woodlawn, Edenwald | Salt wear and thin slabs along shared drives | Replace the drive as one scope |
| Riverdale, Spuyten Duyvil | Steep drives cracking across the slope | Replacement with control joints and drainage |
The pattern is a general one, not a rule for every block. We check the actual driveway before we recommend anything.
Driveway Cracked or Holding Water?
Send a photo and your address. We will check each slab, the apron and the drainage, and put the plan in writing.
Can You Repair a Steep Driveway in Riverdale?
Yes. Steep driveways need a firm compacted base, control joints placed with the slope in mind and a surface that gives tires grip. We also look at where water leaves the bottom of the slab, so it does not run into the garage or across the neighbor's lot.
Hilly lots in Riverdale, North Riverdale and Spuyten Duyvil often have retaining walls beside the drive. If a wall is leaning or bulging, the driveway repair may need to wait for the wall work. Our masonry service handles retaining walls.
Riverdale also has historic districts. If your home is in the Fieldston or Riverdale historic districts, visible exterior changes can need Landmarks Preservation Commission review. Like for like concrete repair is usually simpler. Check the rules for your address.
What Happens to the Sidewalk Apron in a Driveway Job?
The apron is the part of the driveway that crosses the public sidewalk. Work on it generally needs a DOT sidewalk permit and has to meet DOT specifications for thickness, slope and finish. We file that permit for the apron work we do, and build it along with the driveway slab so the two meet cleanly.
A broken apron can be written up on a Notice of Violation with the sidewalk flags next to it. Our guide to clearing a DOT sidewalk violation explains what happens after the repair. Confirm current rules with DOT or 311.
Street trees also affect Bronx driveways, since roots from city trees lift aprons. NYC Parks manages street trees, and cutting roots without Parks approval is not allowed. Parks may repair some sidewalks damaged by city trees at eligible one, two and three family homes. Ask Parks or 311.

FAQ
Bronx Driveway Questions
Usually the patches come out first. Asphalt over concrete traps water and hides how far the damage goes. We break out the failed areas and pour new concrete on a fresh base.
Low lots near the water can hold rain and salt spray, which wear concrete faster. We build a firm base and set the pitch so water leaves the slab. Flood risk varies block by block, so check your address with the city.
Yes. The best result is one scope for the full width, so both halves end up at one level with one pitch. Who maintains it depends on your deeds and any agreement between the properties.
The Fieldston and Riverdale historic districts can bring Landmarks Preservation Commission review for visible exterior changes. Like for like concrete work is usually simpler. Confirm with LPC for your address.
Yes. We file the DOT sidewalk permit for the apron work we do. Call (718) 468-8803 for a free visit.
Repair the listed defects, then ask DOT to inspect and dismiss the violation. Confirm the current process with DOT or 311. We can handle the repair and the permit.
