What Happens to Driveways on City Island?
Many homes here are detached wood frame houses with their own driveways, often short and steep because lots are small. Salt air scales the surface, storm water undermines the base, and boats on trailers add heavy loads. The apron at the street usually breaks first.
Waterfront lots and the low ends of the side streets face coastal storm flooding. After a flood, the soil under a drive can wash out, leaving a hollow that cracks the slab when a car rolls over it.
- Surface scaling from salt
- Cracks across the apron
- A slab that has sunk at the low end
- Hollow sounds when you tap the concrete
- Rust stains from steel inside
- Water pooling against the garage
Drives that carry trailers, trucks or boats see far more stress than a family car. If you store a boat at home, tell us. Thickness depends on the heaviest load that crosses the slab.
Winter freeze adds to the problem. Water sits in cracks, freezes and pries them wider, and salt keeps the cycle going.

How We Fix It
How Is a Driveway Rebuilt on a Small Island Lot?
We cut out the old slab, haul it off, then rebuild the base with compacted gravel that drains. Forms are set with a slope away from the house, and the concrete is poured, finished and cured. The apron is formed to meet the sidewalk and street cleanly.
Slabs on the island are sized to the load. A drive for one car, a drive with a trailer and a drive that carries a truck each need a different thickness, and we price them honestly.
Small lots mean tight access. We plan how equipment gets in and where the old concrete goes, so the job does not block your neighbors or the narrow island street.
Where the drive meets the sidewalk, the apron is sidewalk work. It generally needs a DOT permit, and our office handles that filing.
What Rules Cover a Driveway on City Island?
The apron across the sidewalk follows sidewalk rules and generally needs a DOT permit. A changed or new curb cut can need DOB review. Your own drive, away from the sidewalk, falls outside the sidewalk permit. Waterfront lots may bring added requirements, so ask the city about yours.
Under Admin Code 19-152, the owner maintains the sidewalk beside the property, and that includes the apron. Owner occupied one to three family houses are excepted from injury liability under 7-210, but not from the repair duty.
If DOT cites the apron, the city can repair it and bill you. After a repair, you can request dismissal. Our sidewalk violations page has the steps.
What about the shoreline?
Concrete near the water edge can fall under rules we cannot assess from here. Check with the city before you plan work close to the shore.
