Why Do City Island Sidewalks Wear Out So Quickly?
City Island sits in Long Island Sound, so concrete here lives in salt air and takes spray, storm water and winter freeze. The sidewalks along City Island Avenue are narrow, and weekend crowds heading to the restaurants wear them down. The side streets have older walks that have simply aged.
The island has one main street. City Island Avenue runs its whole length, and nearly every shop, restaurant and marina sits on it. Everyone walks the same strip of concrete, so damage shows up fast.
- Surfaces scaled by salt and frost
- Flags that rock underfoot
- Cracks that catch a shoe or a wheel
- Low spots that hold storm water
- Broken edges at the curb
- Aprons crushed by delivery trucks
On a narrow walk, one raised flag leaves little room to step around it. Visitors carrying bags, parents with strollers and older residents all feel it.
The residential side streets, such as Fordham Street, King Avenue and Schofield Street, have older sidewalks with a different problem. Years of settling leave flags tilted and joints open.

How We Fix It
How Are Salt Damaged Sidewalks on City Island Replaced?
First the crew marks bad flags, cuts straight edges and breaks out the old slabs. The base is checked and rebuilt where it has washed out, and new concrete is poured, finished and protected while it cures. Where a surface is only scaled, we tell you if replacement is needed.
On a narrow walk, planning matters. We set cones and barriers so people can pass, and we work in sections so shops and homes keep their entrances.
Coastal conditions affect the pour. Wet ground and salty air mean the base needs good drainage, and the finish needs enough grip. We build the walk with a gentle slope so storm water leaves the surface.
Because the island has only one main road for deliveries and materials, we schedule around the weekend rush so the work does not block restaurant traffic.
What Do City Island Owners Need to Know About Sidewalk Rules?
Admin Code 19-152 requires the owner to keep the sidewalk by the property in safe repair. Most owners are also liable for injuries under 7-210. One exception exists, for owner occupied one to three family homes. Sidewalk work generally needs a DOT permit. Ask the city to confirm current rules.
Many City Island houses are owner occupied, so the liability exception may apply to them. Shop owners and owners of larger buildings on City Island Avenue generally do not have it.
A DOT violation can lead the city to repair the walk itself and send the owner a bill. After you repair, you can request dismissal. Our sidewalk violations page walks through it.
Does the island have a historic district?
We cannot confirm one. If your property is landmarked, LPC approval may apply before changes.
What about street trees?
Street trees belong to NYC Parks, so cutting a root needs approval. A city program called Trees and Sidewalks may assist eligible one to three family homes.
