Why Do Unionport Driveways Crack and Sink?
Many Unionport homes have driveways, often shared in a narrow strip between semi detached houses or running to a rear garage. Weight, freeze and thaw cycles and poor drainage break them up. Narrow driveways between buildings also hold water, which speeds up the damage.
Detached homes have wider driveways with more slab to crack. Attached and semi detached houses often share a driveway with a neighbor, so one owner's cracked slab can affect the other's.
Where a street tree grows near the curb, roots can push the apron up and crack the slab behind it. Moderate tree cover on many blocks means this happens often enough to check for.
A driveway that slopes toward the house sends water against the foundation. A repair that resets the pitch protects the basement as well as the slab.
Should You Repair or Replace Your Driveway?
Repair when the slab is solid and the damage is a few cracks or one broken corner. Replace when slabs have sunk, split into pieces or crumble at the surface. A weak base cannot be fixed from the top, so a patch on a failed slab will not last.
| Condition | Likely cause | Usual fix |
|---|---|---|
| Small chips at the edge | Wheel traffic | Patch |
| Several cracks, slab still level | Age and shrinkage | Seal or resurface |
| Slab sunk or tilted | Washed out base | Replace |
| Apron broken at the curb | Vehicle weight or roots | Replace the apron |
| Water runs to the garage | Wrong pitch | Replace with a new slope |

Do You Need a Permit to Repair a Driveway in Unionport?
The driveway inside your lot does not need the DOT sidewalk permit. The apron across the public sidewalk does, since it is in the public right of way. Curb cuts may bring in the Department of Buildings as well. Confirm your case with the city.
Because so many homes here have curb cuts, the sidewalk rules reach many driveways. The owner must maintain the sidewalk flags under Admin Code 19-152, and a cracked apron can draw a DOT notice. See our page on sidewalk violations for how that works.
At the visit we mark which parts of the job need a permit. When the apron is included, we file the DOT sidewalk permit.
What about a shared driveway?
Where two owners share a strip, agree on the plan first. We can write the estimate so each owner sees their share of the work.
How Is a Driveway Replaced?
The old slab is broken out and removed. The base is rebuilt and compacted, forms are set, and new concrete is poured with joints and a pitch that carries water to the street. If the apron is part of the job, it is set to the right height to meet the curb.
We schedule the pour so you can move cars out first and keep them off until the concrete has cured. For a shared driveway, we coordinate with both households.
For a lot near Westchester Creek where the ground stays wet, we check the base closely. Soft ground may need extra stone and compaction to stop a new slab from settling.
Timeline
How Long Does Driveway Work Take?
