What Kind of Concrete Work Do Bronx Properties Need?
It depends on the building. Attached and semi detached brick houses in the northeast Bronx need rear yards, side yards and walks replaced. Apartment buildings need courtyards, entrance walks and cellar floors. Hillside lots need slabs that handle runoff, and waterfront homes need concrete that stands up to salt air and storms.

Allerton, Morris Park, Williamsbridge, Baychester, Eastchester and Edenwald have many attached and semi detached one and two family homes. Their rear patios and side yards were often poured decades ago on thin bases. They crack where the slab meets the house wall and sink toward the middle.
Apartment buildings
Pre war buildings in Fordham, Bedford Park, Highbridge and Claremont have courtyards, service walks and cellar floors that take daily wear from tenants, trash handling and deliveries. Broken slabs there are a trip hazard for residents, not just an eyesore.

How Do You Replace Courtyards and Walks at Occupied Buildings?
We work in stages so tenants always have a safe way in and out. A courtyard or entrance walk is broken into sections, each one closed off, removed, rebuilt and poured before the next. Trash and delivery routes are planned into the schedule, and cellar floors are done when the space can be cleared.

What Happens When the Lot Is on a Hill?
On a sloped lot, rain runs across the concrete toward the low side and can wash out the base under it. Highbridge, Morris Heights, Kingsbridge Heights and the blocks climbing toward Riverdale have many lots like that. The new slab has to be pitched to send water where it can drain, not against the building or a wall.
- Pitch and drains. We set the slab so water runs to a drain or off the lot, and add a drain where the low corner has nowhere to go.
- Steps in the slab. Long sloped walks sometimes work better with a landing or a few steps than one steep slab.
- Retaining walls. A slab often sits against a retaining wall. If the wall is leaning or cracked, it needs repair first. That is masonry work, and our Bronx masonry crew handles it.
Anything structural, including walls that hold back soil near a building or work on footings, can need a licensed engineer and a Department of Buildings permit. We point that out at the visit.

Do You Replace Concrete at Commercial and Industrial Lots?
Yes. In Hunts Point, trucks going to and from the food markets and warehouses break up concrete at loading areas, lots and entrances. Those slabs need a thicker section, a well compacted base and reinforcement sized for the load, which is a different build from a backyard patio.
Commercial jobs are phased around operations. We look at truck routes, loading hours and which doors must stay open, then break the work into stages. Along Fordham Road and other shopping streets, concrete at store entrances and rear service areas is scheduled around business hours.
Large developments like Co-op City and Parkchester are run by their own management, which decides who works on their walkways and plazas. We price work there when management asks.

How Does a Bronx Concrete Replacement Get Done?

Then the area is closed off, the old concrete is broken out and hauled, the base is rebuilt, drains and forms are set, and the new slab is poured, finished and protected while it cures.
