Which Concrete at a Bronxwood House Wears Out Fastest?
The driveway and the front walk wear out first. Bronxwood has many detached and semi detached houses with driveways, so concrete takes vehicle weight, salt and runoff every year. Back patios and side paths follow, usually after the base underneath settles.
Concrete laid thinly or on soft fill cracks within a few seasons. Water gets into the cracks, freezes and widens them, and the slab starts to tilt toward the house or away from it.
You will often see the same signs: a web of cracks, a crumbly surface or a step between slabs. Those are signs that a patch will not hold.
Should You Patch or Replace Each Type of Slab?
Replace a slab when it has sunk, split in many places or crumbled through the surface. Patch it when the damage is small and the slab is flat and solid. The table shows how we usually think about the common cases around a house.
| Slab | Usually patch when | Usually replace when |
|---|---|---|
| Front walk | One flat hairline crack | Slabs rock or pitch toward the house |
| Backyard patio | Chips at the edge | Surface flakes away or water pools |
| Driveway entry | Small crack, no movement | Slab is broken into pieces |
| Side path | Surface scaling only | Base has washed out |
If you are not sure which column your slab belongs in, we will tell you at the visit and price both options.
Does Replacing Concrete at My House Need a Permit?
It depends on where the slab is. Anything on the public sidewalk, including the apron at your driveway, generally needs a DOT permit, which we file. Slabs entirely on your own lot do not need that permit, but structural work, retaining walls and curb cuts can need DOB permits.
The rules above are general. Please check with the city for your lot, since we cannot see every situation from here.
Owners must keep the sidewalk in front of the house in safe repair under Admin Code 19-152. A broken slab at the edge of the walk is worth addressing in the same visit. Our sidewalk violations page explains what happens when DOT writes a notice.
Is there a landmark rule here?
Bronxwood has no historic district that we can confirm, though a landmarked house could need LPC approval.
What Happens to the Base Under a Failed Slab?
The base is the layer of compacted soil and gravel that holds the slab level. When it washes out or settles, the slab above loses support and cracks. A good replacement rebuilds that layer first, since pouring new concrete over a bad base repeats the failure.
On Bronxwood house lots, downspouts and sloping yards often send water under patios and side paths. Over a few winters the soil shifts, and the slab follows it.
We look at where the water comes from before the pour. Sometimes a small change, such as extending a downspout, protects the new work for years.
The same logic applies to a front walk. If the first step or landing has pulled away from the house, we check the ground along the wall before setting forms.

Thickness depends on the vehicles that use it. We size it for the load and explain the choice in your estimate.
Concrete can still develop small cracks. We cut control joints so any cracking follows planned lines, and a prepared base slows movement.
Foot traffic comes after the surface has set, and vehicles need longer. We give you dates when we pour.
