Why Do Driveways in Bronxwood Crack and Sink?
Most driveways here are on detached and semi detached houses, and many are older. Concrete poured thin, or on fill that was not compacted well, cracks under vehicle weight. Winter salt and freeze and thaw cycles then open each crack further and break the surface.
Bronxwood is inland, so floodwater is not the usual culprit. The cause is nearly always the slab itself: thickness, base and drainage.
Check where your drive slopes. If rain runs toward the garage or the house, water sits on the concrete and soaks the base, and the slab starts to move. A better pitch is part of a good repair.
Which Fix Does Each Driveway Problem Need?
Small flat cracks can be cleaned and sealed. A slab that has sunk, split into several pieces or crumbled needs replacement. The apron at the curb is its own case because it is sidewalk. The table matches the usual problems to the usual fixes.
| Problem | Likely fix |
|---|---|
| Hairline crack, slab flat | Clean, fill and seal |
| Slab sunk at one end | Remove and pour new on a rebuilt base |
| Surface flaking off | Replace, or resurface if the slab is sound |
| Apron broken at the curb | Replace as sidewalk work with a DOT permit |
Resurfacing only works when the slab below is solid. We tell you plainly when it is not.
What Permits and Rules Cover a Driveway Here?
The apron where your drive crosses the sidewalk is sidewalk work, which generally needs a DOT permit. A new or widened curb cut can need DOB review. The drive on your own lot does not need the sidewalk permit. Ask the city about the rules that cover your lot.
The owner must maintain the sidewalk beside the property under Admin Code 19-152, and that includes the apron. DOT issues the violation if it is cracked or uneven. Read how to respond on our sidewalk violations page.
Under 7-210, liability for sidewalk injuries falls on most owners. Owner occupied one to three family houses are the exception, and many Bronxwood homes fit that description.
Can the curb cut change?
Moving or widening a curb cut is a separate matter that can involve DOB. Tell us about it early so we plan correctly.
What Should a Bronxwood Homeowner Check Before Hiring?
Ask who will pour, how thick the slab will be, what sits under it and who files the permit. A written estimate should list each of these. Shortcuts usually hide in the base layer, which you cannot see once the concrete is down.
Look at your neighbors drives too. If theirs are cracking in the same places, the cause may be shared, such as poor drainage along the block or the way cars turn in off Bronxwood Avenue.
Think about how the drive is used. A one car pad is not the same as a long drive that holds two cars and a delivery truck now and then. We size the slab to match.
Finally, ask about the edges. A drive that meets the sidewalk apron cleanly looks better and drains better, and it avoids the lip that catches tires and shoes.
