When Does Concrete in Fordham Manor Need Replacing?
Replace concrete when cracks have opened wide, slabs have sunk or tilted, or the surface is flaking away. Patching helps small flaws on a solid slab. It does not help when the base underneath has failed, and that is common on older lots north of Fordham Road.
Most properties here are pre war apartment buildings and walk ups, with some older houses on the side streets. Their concrete includes front walks, areaways, rear courtyards, trash pads and the sidewalk along the frontage. Much of it was poured long ago and has settled unevenly.
Water is the usual cause. It enters through cracks, freezes and pushes the slab apart. On blocks that slope toward Jerome Avenue, runoff also carries away the fill that supports the concrete.
Which Concrete Jobs Do We Do Here?
We replace sidewalk flags, building entrance paving, courtyard slabs, side passage walks and small pads. Each job starts with a site visit. We check the slab thickness, the base and the drainage, then price the work on paper.
| Concrete area | Typical problem | Work involved |
|---|---|---|
| Sidewalk in front of the building | Raised or sunken flags | Break out, rebuild base, pour, DOT permit |
| Entrance walk to a lobby door | Cracked slab and standing water | Replace with a pitch away from the door |
| Rear courtyard | Settled panels, ponding | Remove, regrade and pour with drainage in mind |
| Side passage or trash pad | Crumbling edges | Cut out and replace the damaged slab |
Courtyard slabs are different from sidewalks because they often sit against building walls. We pitch the new concrete away from the foundation so water does not collect at the wall.
What Is the Replacement Process?
Crews saw cut the edges, break up the old slab and haul it off. After that comes a compacted base, forms and reinforcement where the job calls for it. Then new concrete is poured, finished and left to cure. Access to your building is planned in advance.
Dense blocks near Kingsbridge Road and the Grand Concourse leave little room for equipment. We plan staging, debris removal and pedestrian protection before the first day. Tenants are told where the clear route is.
Cure time matters. Fresh concrete should not carry heavy loads or take foot traffic too soon, so we barricade the area and tell you when it is ready to use.
Wondering If Your Slab Can Be Saved?
We will look at it and tell you honestly whether a repair or a full replacement makes sense.
Does Replacing a Slab Mean Filing Permits?
Anything on the public sidewalk generally needs a DOT permit, and we file that for you. Work entirely on private property does not need the DOT sidewalk permit, but structural work, retaining walls and curb cuts can need a Department of Buildings permit. Confirm current rules with the city.
Owners must maintain the sidewalk next to their property, and a DOT violation can follow a neglected one. If you have a notice, read our guide to sidewalk violations before you decide on repairs.
No historic district is on our list for Fordham Manor. Buildings taller than six stories fall under the Local Law 11 facade program, which concerns walls rather than ground slabs, but your building manager may want both jobs coordinated.

Fordham Manor Concrete Questions
Yes. We bring in compact equipment where access allows and pitch the new slab so water drains away from the building.
Most likely the slab settled, or it was poured with too little pitch. Replacing it with a corrected slope fixes the ponding.
Yes. Breaking out and hauling away the old slab is part of the job and is listed in your written estimate.
Sometimes. A solid slab with small flaws can be patched. If the base has washed out, a patch will not last, and we will say so.
