Which Concrete Jobs Are Most Common on Queens Properties?
Because so much of Queens is one and two family houses with yards, most jobs here are patios, front and side walkways, rear yards and garage floors. Attached homes add narrow side yards and alleys. Southeast Queens and the waterfront add basement slabs, and co op complexes add long walkways and plazas.

Why Do Queens Patios and Walkways Sink?
Most sink because of what is underneath. Many Queens patios and walks were poured on loose fill with little or no stone base. Water from downspouts soaks the soil, freeze and thaw cycles move it, and the slab settles unevenly. Tree roots in leafy areas like Douglaston and Kew Gardens can lift them from below.
A new slab lasts when we dig out the soft soil, compact a stone base, add mesh where the size or soil calls for it, and set control joints so the concrete cracks where we want it to. The pitch runs away from the house. Moving a downspout that dumps onto the patio is often part of the fix.
Can a New Basement Slab Help With Water in Southeast Queens?
It can be part of the answer, but not all of it. Hollis, Cambria Heights, Laurelton, St. Albans and nearby areas have a known history of high groundwater and street flooding in heavy rain. A cracked or heaved basement floor there often has water pressure behind it. Replacing the slab without dealing with that water rarely lasts.
Before pricing a basement floor we look at where the water comes from. Water rising through the slab may call for drainage under the new floor or a sump. Water coming through the walls needs its own plan. Our Queens basement waterproofing service can cover that side, and the new slab goes in after.
Work that touches footings, foundation walls or the structure is a separate matter. It can need a licensed engineer and a Department of Buildings permit, and we tell you if we see signs of it.

What Changes for Homes in the Rockaways and Howard Beach?
Coastal Queens was hit hard by Hurricane Sandy in 2012. In Belle Harbor and Breezy Point many homes were rebuilt or raised afterward, which leaves new walks, pads and patios to tie into higher entries. Across the Rockaways and Howard Beach, older slabs may sit on a base that flood water and sand have washed out.
- Raised houses. Walks and landings have to meet new stairs at the right height, and pads under equipment need a firm base.
- Salt and sand. Salt air and sand wear on concrete near the ocean, so the finish and curing matter more.
- Breezy Point. It is a private cooperative with narrow walks rather than typical city sidewalks. Work there follows the cooperative's own rules.
- Howard Beach. Many homes have garages and driveways, and garage floors that took on water often need replacing along with the yard.

Do You Replace Walkways at Queens Co Ops and Garden Apartments?
Yes. Garden apartment and co op complexes such as Glen Oaks Village and Lefrak City have long walkways, plazas and paths between buildings. Lindenwood has walkways and parking area paths along its co op grounds. We replace failed sections in phases so residents keep a safe route to every entrance.
Boards usually want the work split into stages across a season. We mark each failed section, give the manager a written scope per stage, and schedule around deliveries and trash pickup.
