Which Concrete Problems Mean Replacement in Whitestone?
Replace concrete when cracks run through the slab, panels have sunk or heaved, or the surface is flaking apart. Whitestone properties carry a lot of concrete, from front walks to rear patios, and age and frost eventually wear it all out.
Homes near the East River and the shoreline blocks sit lower, and soil there stays wetter. Slabs on soft or damp ground tend to settle. Most homes in the neighborhood are inland, where the issue is more often roots and frost.
- Cracks running across a patio or walk
- Panels that rock or sit lower than their neighbors
- Surface scaling and exposed stone
- Slabs that slope toward the house
- Gaps between a slab and a wall
- Heaved concrete beside trees
Patching has its place on small chips. When the base underneath has moved, a patch fails quickly, because it rests on the same weak ground.
Whitestone lots vary a lot. A waterfront house may have a small yard slab squeezed between the house and the shoreline, while an inland house may have a wide rear patio. We plan each pour around the real space, the access and the neighbors on either side.
If you are not sure whether to patch or replace, send photos. A slab with a single hairline crack and a stable base can often wait. A slab with several cracks, a rocking panel or standing water needs a new pour.
Matching the finish matters on visible walks. Tell us if you prefer a broom texture, a lighter trowel finish or a pattern that suits the rest of the yard.

How We Fix It
How Is Concrete Replaced?
We cut and break out the old slab, haul it away and dig out any soft soil. A gravel base is compacted, forms are set to the right slope and concrete is poured and finished. The slab then cures before use.
Slope is set so water runs away from the house. Control joints are cut so the slab cracks along planned lines, not across the middle.
For a front walk, we match the width and the line of the existing path. For a patio, we leave a small gap at the house wall and seal it so water does not drain beneath.
We protect lawns and plantings where we can, and we clean up when the job is done.
Do Concrete Jobs in Whitestone Need Permits?
Concrete that stays entirely on your own lot sits outside the DOT sidewalk permit process. Concrete on the public sidewalk generally does. Retaining walls, curb cuts and any structural work are different, and DOB permits may apply. Confirm current rules with the city.
If your concrete touches the public walk, such as a driveway apron, that portion falls to the owner to keep in good repair under Admin Code 19-152. Our guide to sidewalk violations explains the notice process.
We found no historic district in Whitestone. A quick call to the city can confirm if your address has any special rules.
We tell you at the visit which permits we expect and we file the ones that apply.
Before any slab is poured, we call out where utilities run if the work is near them, and we protect nearby plants and walls. We ask you to point out sprinkler lines and low voltage lights so they are not buried.
