What Goes Wrong With Whitestone Driveways?
Weight, water and salt. Whitestone has many detached homes with driveways, and cars, trucks and delivery vans run over them daily. Water gets into cracks and freezes. Roots from yard and street trees lift the edges.
The area has lots of homes along Francis Lewis Boulevard, Clintonville Street and 14th Avenue, and many were built with long drives running beside the house. Those drives bear load for their entire length.
- Wide cracks across a panel
- Crumbling edges beside lawns
- A broken apron at the curb
- Panels that dip toward the garage
- Scaling and exposed stone on the surface
- Lifts from roots near the sidewalk
Homes closer to the shoreline face damp soil that can soften the base. That does not apply to every block, so we check the ground at each visit.
Homes on Utopia Parkway and Clintonville Street often share a narrow strip with a neighbor. When two drives sit side by side, we mark the property line first so new concrete stays on your lot and joints line up cleanly.
Ask yourself where water goes when it rains. If it runs down the drive and into the street, the slope is working. If it stands in a dip or pours toward the garage door, that is the first thing to correct.
We also look at the edge where the drive meets a lawn or flower bed. Soil washes out there and leaves the slab edge unsupported. Filling and compacting it keeps the edge from breaking.

How We Fix It
How Is a Driveway Repaired?
Narrow cracks in a solid slab are cleaned and sealed. Broken or sunken panels are cut out, the base is rebuilt and new concrete is poured. If most of the drive has failed, we replace the whole slab.
We pay close attention to slope. A drive that tilts toward the garage or the house sends water in, and a new pour is the best time to correct it.
The apron, where the drive meets the street, is repaired to a smooth, gentle slope. Edges against the curb are shaped so water drains to the street.
Control joints are cut in the new concrete so cracking follows straight lines. The surface is broom finished for grip when wet.
What Rules Apply to Driveway Work in Whitestone?
Work only on your lot does not need the DOT sidewalk permit. The apron sits on the public right of way, so work there generally needs a DOT permit, which we file. A curb cut may require sign off from DOB or DOT. Confirm current rules with the city.
A new curb cut is not something we can guarantee. If you want a second driveway or a wider opening, we explain what the city looks at and build once it is approved.
If the sidewalk across your drive is cracked, the owner must keep it in repair under Admin Code 19-152. See sidewalk violations for how notices work.
Structural work such as a retaining wall beside the drive can need DOB permits. We found no historic district in Whitestone.
The Cross Island Parkway shoreline and the streets leading to it carry plenty of salt spray in winter. A sealer on a repaired drive can slow surface scaling, and we can discuss it when we quote.
