Which Slabs Need Replacing on Jamaica Properties?
The slabs that fail most often around Jamaica are back and side yard paving, patios, front walkways, areaway floors and garage floors. They crack from age, soil that has settled and water pooling in the wrong spot. Once a slab sinks or breaks into pieces, patching rarely lasts.
Much of Jamaica is made up of detached and attached one and two family houses, with pre war apartment buildings mixed in. A lot of these properties were poured decades ago on whatever base was handy. Some yards have a single big slab that has split in a dozen places.
- Patios tilting toward the house
- Walkways with raised, cracked panels
- Yard slabs holding standing water
- Areaway floors that crumble at the drain
- Garage floors split by settling
- Basement slabs heaved by water
The southern part of the neighborhood shares the history of street flooding and high groundwater that southeast Queens is known for. Slabs there sit on wet soil, and a wet base is the usual reason a patio rocks under your foot.
Apartment Buildings and Small Rentals
Pre war buildings near downtown Jamaica have rear courtyards, trash areas and basement entrances paved in old concrete. Those slabs carry bins, hand trucks and daily foot traffic. When they crack and tilt, water runs toward the building and tenants trip. Owners usually want the job done in stages so residents keep access.
Why Patching Often Fails
A thin skim coat over a broken slab sticks for a season, then lets go. The cracks come back because the base underneath never changed. If the slab has moved, the problem is below it, and replacing the concrete is the only repair that solves it.

The Method
How Does Concrete Replacement Work in Jamaica?
The old slab is broken out and hauled away, the soil beneath it is graded and compacted, and a new base goes down before the pour. Reinforcement is added where the use calls for it. The new concrete is sloped for drainage, finished and left to cure before anyone drives or walks on it.
On many Jamaica lots the work area is behind the house. Access runs through a side gate, an alley or, in some cases, through the building. We look at the route at the estimate and plan wheelbarrows, a small machine or hand work to match. Tight access takes more labor, and that goes into the written price.
Drainage is the detail that separates a good slab from a short lived one. Water should move away from your foundation and toward a drain, a lawn or the street. We set the slope while forms are in place, so the fall is built in rather than hoped for.
Forms are set from the finished height back, not from the old surface, so doorways and steps line up with the new slab. A threshold that ends up an inch too high or too low is a common mistake, and measuring at the doors before demolition prevents it.
Expect noise and dust on demolition day. Most of the job is quieter after that: grading, forming, pouring and finishing. A neighbor with a driveway next door may need to know about the schedule, and we will tell you when the heavy work starts so you can warn them.
Do You Need a Permit to Replace Concrete in Jamaica?
Work done entirely on private property does not need the DOT sidewalk permit. Slabs that touch the public sidewalk, a curb cut or a structural wall are different, and some jobs can need Department of Buildings approval. We tell you what applies at the visit. Confirm current rules with the city.
A yard patio or a backyard walk is usually a private job. A front walkway that runs into the public sidewalk is where the lines blur, and the owner is responsible for the sidewalk portion either way. Areaway walls, retaining walls and structural slabs can bring DOB questions, so the owner should confirm before work begins.
Fences and shared property lines deserve a mention. If the slab runs to a boundary, we confirm where the line is before we form it, and we avoid pouring against a neighbor's wall without talking it through with you first.
If a city tree stands near the work, its roots belong to NYC Parks, and they cannot be cut without approval. We design the new slab around that limit and leave expansion room where roots have been pushing.
Violation Tied to Concrete at the Property Line?
If the broken concrete is the public sidewalk, we handle that repair and the permit alongside your slab work. Read our guide on how a DOT sidewalk violation is cleared.
What Decides the Price of Concrete Replacement in Jamaica?
The area to be replaced, demolition and hauling, base preparation, reinforcement, drainage fixes and how crews reach the work all shape the price. A small walkway and a full yard slab are different scopes, so you get a written price after we measure and look at the site.
Thicker slabs for vehicles cost more than a patio. Heavy old concrete takes longer to break up and haul. If water has been pooling, adding a drain or regrading adds steps. We list each of these in the estimate so you see what you are paying for and can choose what to include.
Finish choice matters too. A broom finish gives grip for walkways and wet weather, while a smoother trowel finish suits a garage or storage floor. Color, control joints and edge details can be added, and each one is a line you can accept or skip in the written scope.
Weather plays a part in Queens. Pours go best in mild, dry conditions, and a hard freeze or a heavy storm can push a day or two. We watch the forecast and tell you early if the schedule needs to move, so nobody is left waiting at the door.
Cleanup is part of the job. Old concrete is hauled off, forms are pulled and the yard is raked so you get usable space back, not a pile of rubble beside the fence.
Timing varies with the size of the area and the weather. Many smaller jobs wrap up in a few days of work, plus cure time before the surface takes weight. We confirm the schedule once the scope is agreed.

FAQ
Jamaica Concrete Questions
If the slab has sunk, tilts toward the house or has cracks wide enough to catch a shoe, the base has moved and replacement is the lasting fix. Hairline cracks in a level slab can sometimes be sealed.
Yes. We plan the route through a side gate, alley or the building and tell you what that does to the schedule and price.
Foot traffic usually waits a few days, and vehicles wait longer. We give you the exact guidance when the pour is finished.
It can, if the slope is built correctly. We set the fall away from the foundation, and we add a drain when slope alone is not enough.
