Why Does Concrete Fail in Howard Beach Yards?
Howard Beach is low and sits beside Jamaica Bay. Ground water is close to the surface in many spots, and flood events have soaked yards and slabs. Concrete on wet soil settles, cracks and tilts. Salt in the air then speeds up surface wear on slabs that are already stressed.
The neighborhood is full of detached homes with driveways, garages and fenced back yards. Canal front properties in Old Howard Beach and Hamilton Beach often have patios and decks that reach toward the water. These slabs take on moisture from below and from the sides.
A slab that has dropped at one corner may now drain toward your house. That sends water against the foundation wall, which is the last thing a low lying property needs.
Is it ever better to patch than to replace?
Yes. A single hairline crack in a level slab can be sealed. Replacement is for slabs that have sunk, split into pieces or hold water.
What Decides Whether a Slab Is Replaced or Left Alone?
We look at movement, slope and surface damage. A slab that is level, drains correctly and has only hairline cracks can stay. A slab that has sunk, tilts toward the house or flakes through the surface is a candidate for replacement. This table shows how we sort common cases.
| Condition | What it means | Our usual advice |
|---|---|---|
| Hairline crack, slab level | Normal shrinkage | Seal and monitor |
| Slab dropped at one corner | Soil washed out or settled | Replace on a new base |
| Surface flaking and pitting | Salt and frost damage | Resurface or replace |
| Water pools on the slab | Wrong slope | Replace with a proper pitch |
| Wide gaps between sections | Movement in the ground | Replace and add joints |
If you cannot tell which row fits your slab, send us a photo and we will give you a straight answer on the visit.
Slab Holding Water After Rain?
We will check the slope and the base and tell you what it needs.
How Is Concrete Replaced on Wet Ground?
We remove the old slab and dig out wet or soft soil. Then we lay compacted stone, which drains better than soil, and build forms to the right pitch. Reinforcement goes in where needed. We pour, finish and cure the concrete, shaping the surface to shed water away from your home.
The base is the most important part on a low lying lot. A thick bed of compacted stone lets water pass through instead of building up under the slab.
We also look at what is around the slab. If the grade runs toward the house, we correct it. Joints are cut so the concrete can move without breaking.
Do I need a permit?
Work on your own lot does not need the DOT sidewalk permit. Structural slabs, retaining walls and curb cuts can need Department of Buildings permits. Confirm current rules with the city. We could not confirm a historic district here.
