What Goes Wrong With Driveways in Locust Point?
Driveways here face salt air, damp soil and the weight of daily parking. Because Locust Point is nearly surrounded by water, the ground under a driveway can stay wet. Settling, scaling and cracked aprons are the problems we see most often.
Almost every home here is a detached house, and most have a driveway or paved walk. That makes the driveway one of the largest pieces of concrete you own. It also takes the most abuse from vehicles.
- Cracks that widen each winter
- Slabs that have settled at one corner
- Flaking, pitted surfaces
- Aprons crumbled where the drive meets the street
- Low spots that hold water
- Edges broken by turning tires
Boat trailers, work trucks and delivery vans can be heavier than a slab was built for. Repeated loads on thin concrete cause the corner cracks we see so often.
Water that collects on a driveway seeps into cracks and freezes. Each freeze widens the gap a little more. Sealing small cracks early keeps a repair small and saves the slab.
Driveway Cracking Faster Every Season?
Tell us what you see. We will check the slab and the base before suggesting a fix.
How We Fix It
How Is a Cracked Driveway Repaired?
Small cracks are cleaned and sealed. Sections that have sunk or broken up are cut out, the base is rebuilt and new concrete is poured and finished to match the rest. A badly failed driveway may be replaced whole.
We start with the cause. If water has washed out the base, a surface patch will not hold, so we fix the ground first. Then we match the new concrete height to the slab beside it.
The apron at the curb gets its own treatment. It is where cars cross the sidewalk line, and it takes the hardest hits. We pour it thick and shape it to drain toward the street.
Where a driveway slopes down toward the garage, drainage deserves extra thought. We can add pitch or a trench drain location so rain does not run into the building.
Plan on the driveway being closed to cars while concrete cures. We tell you how long before the job starts so you can park elsewhere.
Do Locust Point Driveway Repairs Need a Permit?
Work entirely on your own driveway does not need the DOT sidewalk permit. The apron crosses the public sidewalk, so that part generally does. Curb cuts and retaining walls can need Department of Buildings permits. Confirm current rules with the city.
Owners must maintain the sidewalk next to their property under Admin Code 19-152, and the apron sits inside that stretch. If the city has cited the area, our sidewalk violations guide explains the process.
Changing the width of a driveway or moving where it meets the curb is different from repairing it. That kind of change is a curb cut question, and we advise checking with the city first.
We file DOT permits for the public portion of your job. You do not have to deal with the paperwork yourself, and we tell you what to expect before work starts.

Cure time shifts with the weather and the mix. When we finish, we tell you the dates for cars and for heavier vehicles.
If the apron is damaged, we list it in the estimate. It needs a DOT permit, which we file for you.
