Where Are Driveways Most Common in Brooklyn?
Most Brooklyn driveways are in the southern and eastern parts of the borough, where semi detached and detached homes line the blocks. Dyker Heights, Bensonhurst, Marine Park, Canarsie, Mill Basin and Bergen Beach have curb cuts crossing the sidewalk on block after block. The brownstone rows to the north have very few.
Southwest Brooklyn
Many large detached houses in Dyker Heights have their own driveway and garage. Bath Beach and Bensonhurst are full of two family brick houses with curb cuts. Aprons there usually crack first at the curb line.
South and southeast Brooklyn
Marine Park, Flatlands and Canarsie have long rows of attached and semi detached brick homes, most with a driveway. Mill Basin and Manhattan Beach add large detached houses. Some attached rows in East Flatbush share one driveway behind the houses.
Common Damage
What Goes Wrong With Brooklyn Driveways?
The usual problems are aprons that break where cars drop off the curb, slabs that settle and tilt, and driveways that pitch toward a garage below street level. Street tree roots lift slabs on shaded blocks. Asphalt patches laid over broken concrete trap water and come loose after a winter or two.
- Apron broken at the curb line
- Slabs sunk near the garage door
- Water running toward the house
- Ridge down a shared driveway
- Slabs lifted by tree roots
In Ditmas Park, Midwood and Prospect Park South, big old trees near long driveways push slabs up until they snap.
Apron Crumbling at the Curb?
Send a photo from the street. We will check the apron, slab and drainage and price it in writing.
Do You Need a Permit to Fix a Driveway Apron in Brooklyn?
Generally, yes. The apron crosses the public sidewalk, so work on it usually needs a DOT sidewalk permit and has to meet DOT specifications for thickness, slope and finish. We file that permit for the apron work we do. Adding, widening or moving a curb cut is a separate matter that can involve the Department of Buildings.
The slab behind your property line is private. The apron is part of the sidewalk DOT inspects, so a broken one can show up on a Notice of Violation with the flags beside it. If a notice already arrived, read what Brooklyn owners should know about DOT violations before booking work.
In the Ditmas Park and Prospect Park South historic districts, visible changes can draw Landmarks Preservation Commission review. Confirm current rules for your address with LPC, DOT or 311.
How Do You Repair a Shared or Rear Driveway?
A shared driveway gets the same repair as a private one, but the owners agree on the scope first. The full width is marked, the slabs that come out are listed, and one pitch is set for the whole strip. Doing both halves together avoids the ridge and water trap that form when each side is fixed alone.
Who must maintain a shared driveway depends on your deed, which is a question for a real estate attorney.

Why Do Driveways Near the Water Fail Faster?
Canarsie, Bergen Beach, Mill Basin, Manhattan Beach and parts of Sheepshead Bay sit low along Jamaica Bay and the ocean, and many blocks flooded during Hurricane Sandy in 2012. Standing water softens the base under a slab, salt eats the surface, and a garage below street level collects every storm.
On these blocks the new slab has to carry water to the street or into a drain, often a trench drain across the garage opening. Flood risk varies block by block, so check your own address on the city's flood maps.
How It Runs
What Are the Steps in a Brooklyn Driveway Job?
A Brooklyn driveway job starts with a site visit and a written scope, then the DOT permit for any apron work. The crew breaks out the old concrete, rebuilds the base, sets forms to the right pitch and pours a slab sized for vehicles. You park on the street until the new concrete is ready.
Walk the driveway
We look at the apron, each slab, the garage approach and where rain runs.
Written scope
What comes out, what goes back and any drain work, with the price.
Apron permit
We file with DOT for the sidewalk portion. It usually takes two to three business days.
Break out and base
Broken concrete and soft soil come out; compacted stone goes in.
Pour and cure
A slab set for car weight and pitched away from the house, closed to cars until ready.
Pricing
What Affects the Cost of Driveway Repair in Brooklyn?
Brooklyn driveway cost depends on the size of the slab, the thickness your vehicles need, how much old concrete or asphalt has to be hauled away, whether the pitch changes or a drain goes in, and whether the apron needs a DOT permit. A shared rear driveway and a single apron are very different jobs.
Size and shape
A long driveway in Mill Basin and a short apron in Bensonhurst differ in concrete and labor.
Vehicle weight
Vans and trucks need a thicker, better reinforced slab.
Drainage
Reversing the pitch or adding a trench drain adds to the scope.
Apron and curb
Sidewalk work needs a DOT permit, and curb repair often goes along with it.
Street trees
Cutting city tree roots needs NYC Parks approval.

FAQ
Brooklyn Driveway Repair Questions
Yes. We replace your side and match it to your neighbor's slab as closely as the levels allow. A low spot can remain where the halves meet, so doing the full width together usually drains better.
Often it helps a lot. A slab pitched away from the door plus a trench drain across the opening stops most surface water. Where the drain connects matters, and some connections need a plumber.
Ditmas Park is a historic district, so visible changes can need LPC review. A like for like concrete replacement is usually simpler. Check with LPC for your address first.
Widening or moving a curb cut generally needs city approval, and the Department of Buildings can be involved. It is not allowed on every lot. We repair existing aprons and tell you what a change would likely need.
