What Exists Here
What Driveway Work Is There in Sunset Park?
Not many residential driveways. Most Sunset Park homes are attached row houses and walk ups with no driveway at all. Driveway work here means garage entrances, aprons over the sidewalk, loading areas and truck crossings, especially on commercial and mixed use property and toward the waterfront.
We prefer to say so plainly. If your building has no curb cut, there is nothing to repair. If it does, the slab that crosses the sidewalk is a hard working piece of concrete, and it needs to be built like one.
The waterfront side of the neighborhood is industrial. Industry City, the Brooklyn Army Terminal and Bush Terminal Piers Park sit along the bay, and the streets around them see trucks all day. Loading entrances and yards on those blocks take far more weight than any private driveway.
A few smaller properties have a rear garage or a shared drive to a yard. Those are the closest thing to a residential driveway, and the same principles apply: a firm base, a slab built for weight and a slope that keeps water out of the building.
Mixed use buildings on the avenues sometimes have a garage door or a rear entrance for deliveries. The apron in front of it carries every van and cart that crosses, and the flags on either side crack when the edge of the apron sinks.
How Is an Apron or Loading Entrance Built to Last?
We remove the failed concrete, replace weak fill, compact the base, add reinforcement and pour a slab thick enough for the vehicles that use it. The pitch sends water toward the street or a drain and away from the door. Heavier traffic means a heavier build.
Tell us what crosses the slab. A delivery van, a garbage truck and a car are not the same. The design has to fit the largest regular load, and we will note it in the estimate so the price and the build agree.
The apron crosses the public sidewalk, so that portion generally needs a DOT sidewalk permit, which we file. New or changed curb cuts can also involve the Department of Buildings. Confirm current rules with the city before you commit to any change.
Drainage on a commercial lot deserves its own look. Large paved areas shed a lot of water in a storm, and if the pitch is wrong that water heads for a doorway or the sidewalk. We check where the water goes now, and design the new slab so it goes where you want it. On sloped blocks near the park, the grade helps if we plan around it.
Timing matters on a working lot. We plan the demolition and the pour so the entrance is closed for as short a stretch as possible, and we tell you how long the concrete must cure before vehicles can use it. A lot with two entrances can often stay in use while we work on one at a time.

Can a Broken Driveway Apron Bring a DOT Violation?
Yes. The apron is part of the sidewalk, and DOT can cite cracked, raised or broken flags there. The owner is responsible for the repair. We fix the defects listed and give you the records you need to ask DOT to inspect and dismiss the violation.
The dismissal steps are set by the city, so confirm the current process with DOT or 311. Our page on how NYC sidewalk violations are cleared lays out the general path. Do not let a notice sit. If it goes unaddressed, the city can make the repair and bill the owner.
Sunset Park has three historic districts, and inside them some historic sidewalk materials may need Landmarks approval to change. A standard concrete apron is usually simpler, but check with the city if your frontage includes stone.
Keep a record of the work. Photographs of the old slab, the base and the finished apron, together with the permit paperwork we hand you, help if DOT asks for proof later or if a buyer's attorney reviews the file.
Street trees are another factor. Roots near an apron can lift a slab, and NYC Parks controls what can be done to a street tree. We plan the pour around what the tree will allow.

Often. We phase the work, close one entrance at a time and tell you how long the concrete must cure before vehicles use it.
The sidewalk portion generally needs a DOT permit, which we arrange. Curb cut changes may bring in the Department of Buildings.
