Why Do Prospect Park South Driveways Crack?

A long side driveway can fail in stages. One section near the street may be broken while the rest is fine. In that case we can replace the failed section, cut clean joints and leave the good concrete in place.
We check the slope before anything else. A driveway that pitches toward the garage or the house sends water where you do not want it, and no patch fixes that. New concrete is poured with the fall going toward the street or a drain.
On a lot with a garage at the back, we also look at the garage threshold. Water that runs down the drive and stops at the door will find its way inside, so the last few feet of concrete need the most careful grading.

What About the Apron and the Sidewalk Crossing?
The apron sits between your driveway and the street, so it falls under city rules. Sidewalk work generally needs a DOT permit, which we file for the jobs we do, and a new curb cut or driveway change can also involve the Department of Buildings. Confirm current rules with the city.
Under Administrative Code section 19-152, the owner maintains the sidewalk in front of the property, and that includes the flags across a driveway. If DOT lists a broken apron on a violation, the fix has to be built to DOT specifications for thickness, slope and finish. A crossing is poured thicker than a plain flag because vehicles drive over it.
