Why Are Driveways So Common Along Ocean Parkway?
The parkway and its nearby side streets have many large detached and semi detached houses built with driveways and garages. That sets it apart from Brooklyn row house neighborhoods. More driveways means more aprons, drives and garage approaches wearing out under cars, roots and water.

We cut out the failed concrete, fix the base underneath, set forms for the right slope and pour new concrete thick enough for vehicles. Where the apron crosses the public sidewalk, the work generally needs a DOT permit, which we file. Some curb cut changes also involve the Department of Buildings.
Thickness is the big difference between a driveway and a walk. A driveway carries the weight of a parked car every day. The slab is thicker, the base is compacted harder and the apron edge is finished so tires do not chip it.
Slope comes next. Water should run toward the street or a drain, not toward the garage door or the house. On drives that pitch the wrong way we correct the slope as part of the pour.
Keep vehicles off the drive until we say the concrete has cured.
What Driveway Problems Should You Look For?
Look for cracks that run across the slab, an apron that has sunk or broken at the curb, water that runs toward the garage, roots pushing up an edge and a crumbling surface. Any one of these means the base or the slope has failed, and cosmetic patching will not hold.

Press on the crack with your foot and see whether the slab moves. A slab that rocks or has dropped on one side has lost its base. Look also at how old the driveway is. Concrete poured many decades ago was often thin and unreinforced.
A partial replacement is a good middle path when only the apron or one section has failed. We can cut a clean line and replace only what needs it, provided the rest of the drive is stable.

When Is the Best Time to Pour a New Driveway?
Mild weather is best. Concrete cures more evenly in spring and fall, and repairs done before winter keep cracks from filling with water that freezes. Very hot or cold days make the pour harder to finish well, so we plan around the forecast and tell you if a delay makes sense.
Plan for the drive to be out of use for a few days. Park on the street and tell neighbors on a shared drive so nobody drives across wet concrete.
