What Concrete Needs Replacing Along Ocean Parkway?
Rear yards, side and front walks, garage floors and service areas at apartment buildings are the usual jobs. Roots from the tree lined malls, poor drainage and age crack and tilt slabs. Larger lots along the parkway mean bigger pours than on a typical row house block.
The buildings along Ocean Parkway are a mix of pre war and postwar apartment buildings and large detached and semi detached houses. The houses often have generous yards, front paths and driveways. The apartment buildings have courtyards, trash areas, ramps and rear service areas, all of them concrete.
Because so many houses here have driveways and garages, garage floors and drive approaches show up in our work. They carry vehicles, they collect water and they often sit on older, thinner slabs.
Where roots from large trees run under a slab, they lift it slowly. The slab tilts, cracks and holds water against the house.
The Process
How Is Old Concrete Replaced Properly?
The old slab is cut into sections, broken out and hauled away. The soil below is checked, soft or loose material is removed and a compacted base goes in. Forms set the new slope, concrete is poured and finished, and the slab cures before use.
Most repeat failures trace back to the base. If new concrete goes over the same soft ground, it cracks again. We dig until the soil is firm and build up from there, with the slope pitched away from the house.
Reinforcement and control joints are set according to the size of the slab and how it will be used. The joints let the concrete crack in a straight line where it will not matter.
On larger lots we can pour in stages so a resident always has access to a door or a garage.
When Should You Replace Concrete Instead of Patching It?
Patch a hairline crack that has stayed still. Replace a slab that has sunk, tilted, broken in pieces or holds water against the house. A patch on a slab that is still moving fails again within a season, and you pay for the same job twice.
| What you see | What usually makes sense |
|---|---|
| Hairline crack, no movement | Seal it and monitor |
| One side of a crack higher than the other | Replace the section and fix the base |
| Puddles that stay after rain | Replace with the right pitch |
| Slab tilted toward the house | Replace so water runs away from the wall |
| Surface flaking and crumbling | Replace, or resurface if the slab is sound |
Look also at where the concrete meets the house. A gap there lets water run down the foundation wall.

Do Concrete Jobs Near Ocean Parkway Need a Permit?
Sidewalk work generally needs a DOT permit, and we file it. Work entirely on private property does not need that permit, but structural work, retaining walls and curb cuts can need Department of Buildings permits. Ocean Parkway is a scenic landmark, so confirm current rules with the city.
The parkway malls are city property, so any work that reaches the sidewalk or the service road edge should be checked. A back yard patio is a private matter. A front walk that meets the public sidewalk may involve both.
We tell you at the visit which parts look private and which look public, and we handle the filings that come with our jobs.

Does Your Property Also Have a Sidewalk Violation?
A broken front walk often sits beside a defective sidewalk flag, and we can plan both together. Read our guide on sidewalk violations and how they are cleared.
What Affects Concrete Replacement Cost on Ocean Parkway?
Area, thickness, demolition and hauling, the base and drainage work, tree root issues and access. A small front walk is a modest job. A full rear yard or a courtyard at an apartment building is far larger. We give a written price after a free visit.
Roots need a special note. If a large tree sits close to the slab, we plan around it. Cutting street tree roots without approval from NYC Parks is not allowed, and roots on private trees have their own concerns. We tell you what we see before we dig.
How Do Tree Roots Damage a Slab and What Can Be Done?
Roots grow toward moisture and push up under the slab, lifting one side and cracking the middle. The fix is to remove the damaged slab, deal with the root without harming the tree, rebuild the base and pour again with room for the root. It reduces the risk of repeat lifting but cannot end it.
Ocean Parkway is famous for its trees, and the roots are part of what makes the street what it is. Front walks and side paths near the malls are the most exposed. Rear yards with large trees of their own have the same problem.
If the tree is a city street tree, its roots cannot be cut without approval from NYC Parks. If it is a private tree, an arborist is the right person to judge how much root can safely be removed. We work on the concrete side and coordinate around that.
A flexible expansion joint next to the tree helps the new slab move without cracking as roots keep growing.
