Salt is a main culprit. Winter treatments eat the surface of concrete and expose stone. Ramps with a steep slope need a textured finish, and old ones lose it first.
A threshold that has dropped by even a few inches will funnel street water into a garage or lower lobby. We measure the pitch and the drop before we recommend anything.
Underground garages add one more issue: the slab on a ramp may sit over occupied space. That makes it a structural surface, and an engineer may need to review it before major work.

Curb cuts and aprons in the public sidewalk generally need a DOT permit, and curb cuts can involve the Department of Buildings. Repairs on private property avoid the DOT sidewalk permit but can meet other rules. The city can confirm which apply to your address.
Landmark districts are widespread here, including the Upper East Side, Park Avenue and Carnegie Hill districts. A garage door and its apron are visible from the street, so changes to them may need Landmarks review. Ask before you pick a new finish or alter an opening.
