Where Does Concrete Fail at Upper East Side Properties?
The biggest trouble spots are areaways below street level, small rear yards behind townhouses and the paved pads at entrances. These areas hold water, get little sun and carry little room for drainage, so slabs crack, sink and heave faster than you would expect.
An areaway is the sunken space in front of a basement level entrance, often fenced with iron railings. Rain runs in from the sidewalk and stoop. If the floor pitches toward the door instead of a drain, water finds its way into the cellar.
Rear yards behind the townhouses on the side streets are small and closed in. The old slabs were poured long ago, and tree roots from neighboring yards now push up through them.
On the avenues, co op buildings have service entrances, garage ramps and delivery areas with heavy wear. Those slabs need to be thicker than a garden patio.
What Is Different About Replacing Concrete in a Townhouse Areaway?
Access and drainage. An areaway is narrow, often reached only through a stair or gate, so debris and materials are carried by hand. The new floor must pitch to a working drain, because a flat areaway collects rain and sends it into the building.
We start by checking the drain. A clogged or collapsed line defeats any new slab. Where the drain is missing, we discuss installing one with a plumber, since drain work is plumbing, not concrete work.
The walls of an areaway matter as well. If the retaining walls have cracks or bulge, concrete alone will not solve the problem. We look at those and recommend masonry or engineering review when needed.
Iron railings and gates stay in place wherever possible. Where we must remove them for access, we plan how they come back.

Concrete laid in the public sidewalk generally needs a DOT permit, which we prepare and file. A courtyard or yard slab on private ground avoids that permit, though structural slabs, retaining walls and curb cuts may call for Buildings approval. The city can confirm what is current.
