Where Does Concrete Wear Out at Carnegie Hill Homes?
It wears out where water and people concentrate: areaways below the stoop, service entrances, rear yard slabs and the sidewalk in front. Many row houses on these blocks have areaways with iron railings and a service door below the stoop, and that low, damp space is hard on concrete.
Carnegie Hill is the northern end of the Upper East Side, with brownstone and limestone row houses on the side streets, mansions and pre war co ops on Fifth and Park Avenues and apartment buildings on Lexington and Third. Concrete shows up in all of them, mostly out of sight.
An areaway slab that has lost its pitch holds water against the foundation wall. A cracked rear yard slab lets water pool and freeze. Replacing the slab fixes the surface, but the pitch and the drain are what protect the building.
Should I Patch or Replace My Slab?
Patch when the damage is shallow and the slab is firm. Replace when cracks run through, sections have sunk or the surface keeps flaking. A patch over a failed base is short lived, so we check the ground before recommending either option.
| Location | Typical problem | Usual fix |
|---|---|---|
| Areaway | Lost pitch, water against the wall | Replace the slab and set the slope to a drain |
| Service entrance | Worn steps and landing | Rebuild the landing and tread edges |
| Rear yard | Heaving, cracking, pooling | Replace sections on a rebuilt base |
| Sidewalk frontage | Root lift and wear | Replace flags, permit through DOT |
Rear yards on these blocks are often reached only through the house. That changes the job. Wheelbarrows, planks and floor protection replace trucks and chutes, and the crew works in small sections. Expect careful hauling and a clear plan for protecting floors, walls and plantings.
If you are unsure, book a visit. We mark the slab, probe the base and tell you what we would do if it were our own building.
Not Sure Whether to Patch or Replace?
A site visit settles it, with a written price for either route.
Do Landmark Rules Affect Concrete Work in Carnegie Hill?
They can. Properties here may sit in the Carnegie Hill Historic District or the Park Avenue Historic District. Work that changes a visible areaway or entrance may need Landmarks approval. Hidden rear yard slabs are less likely to, but confirm with the city.
A public sidewalk slab calls for a DOT permit, which we file. A slab fully inside your lot is outside that permit, but structural work, retaining walls and curb cuts may still need Buildings permits.
NYC Parks owns the street trees, and root cutting needs its approval. New concrete near a tree pit has to leave the roots room, which affects how we pour.
For a sidewalk slab, the sidewalk violations page explains what happens when DOT cites a defect.
