Why Do Bronx Apartment Buildings Need Repointing?
Bronx apartment buildings are large brick walls with tall parapets, and every joint faces the weather for decades. Mortar turns sandy, opens up and lets water in behind the brick. Repointing closes those joints before the brick face spalls or a leak reaches the apartments inside.
The Bronx has many pre war apartment buildings, along the Grand Concourse, Valentine Avenue, Fordham Road and dozens of side streets. Walk ups and elevator buildings from that period are usually solid brick, laid when lime based mortar was common. A century later, the joints are worn.
A big building means more joints, so planning matters. The scope, access and order of work can decide whether a project is calm or chaotic for residents.
Courtyards and rear walls
Many apartment buildings surround an interior court. Court walls are hard to see from the street but take as much rain as the front. They also tend to be the places where leaks show up in apartments first.
Local Law 11
Does Local Law 11 Apply to My Bronx Building?
Local Law 11, the Facade Inspection and Safety Program, applies to buildings taller than six stories. Many Bronx elevator apartment buildings meet that height, while walk ups and houses usually do not. We do the repairs, not the inspection, so confirm your filing cycle with the Department of Buildings.
When a facade inspection lists unsafe or defective conditions, open joints, loose brick and parapet defects are often on the repair list. We work from the list your inspector or engineer provides and give you a written scope that matches it.
Loose or cracked brick, not only worn joints, calls for our Bronx masonry service. Many facade jobs combine both.
Can a Bronx Row House or Brownstone Be Repointed?
Yes. Brick row houses, such as those in Mott Haven, can be repointed the way any older brick building can. Brownstone fronts are sandstone, so they are treated as stone, while the brick sections of the house get ordinary repointing.
Mott Haven has brick and brownstone row houses on streets such as Alexander Avenue and the East 130s and 140s. Some of these blocks sit inside historic districts. Facade changes there, including mortar color and joint style, may need Landmarks Preservation Commission approval, so check for your address.
Historic districts in the Bronx include Mott Haven, Longwood, Morris Avenue, Manida Street, Fieldston and Riverdale. Most Bronx blocks are not landmarked.
How Are Bronx Repointing Jobs Phased on Large Buildings?
Large buildings are usually repointed in phases, starting with the parapet and the elevations that take the most weather. Each phase gets its own scaffold or lift plan and scope. Phasing spreads the cost and keeps entrances open, while the highest risk areas are handled first.
Sidewalk protection matters on street fronts. A sidewalk shed or barriers keep pedestrians clear while work goes on overhead. Rules on sheds and protection can apply, so check current requirements with the city.
Boards and managers often ask for the scope broken down by elevation. We can write it that way so you can compare phases and approve them one at a time.
Step by Step
What Happens During a Bronx Repointing Job?
A mason inspects the facade and parapet, then you get a written scope by elevation. The crew sets up access, cuts out failing mortar, cleans the joints and repoints in layers. Joints are tooled to match the wall and protected while they set.
Inspect
The facade, parapet, court walls and any old patches are checked.
Scope by elevation
The price names each wall area, the mortar mix and the access.
Access and protection
Scaffold or lift and sidewalk protection are set up.
Cut out
Old mortar is removed to a sound depth without damaging the brick.
Repoint
New mortar is packed, tooled and kept from drying too fast.
Pricing
What Affects Repointing Cost in the Bronx?
Cost depends on wall area, building height, scaffold or lift needs, mortar matching and brick condition. A few walls of a row house and a full apartment building facade are very different jobs. We price each project in writing after a free look.
Wall area
Larger facades mean more joints to cut and fill.
Height and access
Tall buildings need scaffold or lifts and sidewalk protection.
Mortar matching
Color and mix matching adds time on older brick.
Rules and approvals
FISP related repairs, DOB or LPC approval can shape the scope.
Every Bronx repointing job gets a written price after a free look at the walls.

Yes. Court walls take a lot of rain and often show leaks first. They need scaffold or lift access, which we include in the scope.
It can be. Open joints and defective brick often show up on FISP repair lists for buildings taller than six stories. We do the repairs, not the filing, so check requirements with the Department of Buildings.
Yes, with care. Facade work in a designated district may need LPC approval, particularly when mortar color or joint style would change. Check with the LPC first.
