Where Do We Offer Brick Pointing in NYC?
We repoint brick in Manhattan, Brooklyn, Queens and the Bronx. We do not serve Staten Island. Pick your borough below to see the buildings and rules that matter there, or read our main brick pointing page for how repointing works.
The craft is the same in every borough. Failing mortar comes out, new mortar goes in, and the joints are shaped to match. What changes is the building type, the access, the height and the rules around the work.
Each of the borough pages below lists the neighborhoods we cover and answers the questions owners ask there.
Choose Your Borough
Brick Pointing by Borough
Start with the page for the borough where your building stands.
How Does Repointing Differ From Borough to Borough?
The main differences are the building types and the access. Manhattan is townhouses and tall pre war buildings with landmark and sidewalk rules. Brooklyn is row houses and brownstone rear walls. Queens is detached homes, Tudor chimneys and attached rows. The Bronx is large apartment buildings with parapets and courtyards.
| Borough | Typical repointing job | What shapes the work |
|---|---|---|
| Manhattan | Townhouse facades, rear walls, pre war building elevations | Landmark districts, sidewalk protection, building height |
| Brooklyn | Row house fronts and rear walls, parapets, chimneys | Historic districts, brownstone and brick mix |
| Queens | Chimneys and side walls on detached homes, attached brick rows | More exposed wall per house, driveways and yards |
| The Bronx | Apartment facades, courtyards, parapets, row houses | Building height, phased plans, Local Law 11 repairs |
A row house in Brooklyn and a co op in the Bronx may share a mortar mix but not a schedule. The first is a few days of ladder or scaffold work. The second is a phased plan with a board and a sidewalk shed.
Local Examples
Which Neighborhoods Do We Repoint In?
We repoint in every neighborhood on our borough pages. A few examples show the range: brownstone and row house blocks in Brooklyn, Tudor homes in Queens, apartment buildings in the Bronx and townhouse rows in Manhattan. Each link below goes to a neighborhood page with local details.
Brooklyn
Park Slope, Bay Ridge, Bedford-Stuyvesant and Midwood.
Queens
Forest Hills, Ridgewood, Jackson Heights and Douglaston.
The Bronx
Mott Haven, Riverdale, Fordham and Morris Park.
Manhattan
Do the Same Rules Apply to Repointing in Every Borough?
The city rules are the same across boroughs, but they hit different buildings. Local Law 11 applies to buildings taller than six stories, which is more common in Manhattan and the Bronx. Landmark review applies only in designated districts and on landmarked buildings, wherever they stand. Confirm current rules with the city.
We do the repairs, not the facade inspection. If an inspector gives you a list, we price the joint work on it. For a landmarked block, we plan around Landmarks Preservation Commission review.
Brownstone is sandstone, not brick, so a brownstone front gets stone joint work. The rear walls of many of those houses are brick and get ordinary repointing.
Step by Step
How Does a Citywide Repointing Job Work?
A mason inspects each wall and you get a written scope. Access goes up, failing mortar is cut out and cleaned, and new mortar is packed and tooled. For owners with several buildings, scopes are written building by building so you can approve them one at a time.
Inspect
Joints, brick, parapets and chimneys are checked at each address.
Written scope
Each building gets a scope naming walls, mortar and access.
Access and permits
Ladders, lifts or scaffold go up, and approvals are handled if needed.
Cut out
Failing mortar is removed without chipping brick edges.
Repoint
New mortar is packed, tooled and protected while it sets.
Pricing
What Affects Brick Pointing Cost Across NYC?
Cost depends on wall area, height, access, mortar matching and brick condition, and these vary by borough. A low wall in Queens and a tall elevation in Manhattan are different jobs. Every project is priced in writing after a free look.
Wall area
More joints mean more labor.
Height and access
Scaffold, lifts and sidewalk protection add planning.
Mortar matching
Older brick needs a softer, matched mix.
Approvals
FISP related repairs, DOB or LPC review can be part of the scope.
Every NYC repointing job gets a written price after a free look at the wall.
Book an InspectionWho Calls Us for Citywide Repointing?
Owners of single houses, co op boards, managers of apartment buildings and landlords with several addresses all call us. Some have a leak they cannot trace. Others have an inspection list or a sale coming. In each case the first step is the same: a mason looks at the wall.
If you have a building in each of two boroughs, you do not need two contractors. We schedule the visits, write a scope for each address and keep the mortar mix consistent where the brick is similar.
Owners of brownstones and limestone fronts often ask which parts we repoint. Our answer is on each borough page, and a short visit settles it for your building.
Mortar chosen for the wall
Older brick and newer hard brick get different mixes, and you will know which one is used.
Licensed and insured
