What Kind of Brick Pointing Do Queens Homes Need?
Queens homes mostly need repointing on chimneys, on exposed side and rear walls, around brick steps and on the fronts of attached brick houses. Detached homes have more wall open to the weather than row houses do, so joints wear out in more places and more evenly around the building.
A detached house has four exposed walls and a chimney that stands clear of the roof. An attached house in a row has a front, a back and a roof line. The mix of buildings in Queens means the job changes a lot from one block to the next.
Attached brick houses
Long rows of two and three family brick houses run through Ridgewood, Maspeth, Glendale and parts of Astoria and Woodside. Their front facades face the street, and the parapet or cornice at the roof line is usually the first place mortar fails.
Tudor and Detached Homes
How Do You Repoint a Tudor Style House in Queens?
A Tudor style house mixes brick, stucco and timber trim, so the mortar work is done around those details. The mason cuts out the failing joints, keeps the brick edges intact and matches the mortar to the brick. Chimneys and gables get special attention because they take the most weather.
Tudor style homes are common in areas such as Forest Hills Gardens, Jamaica Estates, Douglaston and Bayside. Many have tall decorative chimneys and steep gables. Those upper sections are exposed on every side and dry slowly after rain.
Trim and stucco are not part of pointing, so we tell you which parts of the wall we cover. If brick has cracked or the chimney top leans, our Queens masonry service covers the repair.
Why Do Queens Chimneys Lose Their Mortar So Fast?
A chimney stands alone above the roof, so wind, rain and sun hit it from every direction. The mortar dries, freezes and thaws faster than on a wall. Open joints near the top let water into the flue lining and the bricks below, and loose top courses can shift.
On many Queens houses the chimney is no longer used for heat. It sits there for decades without attention. A quick look from the yard often shows dark, recessed joints and a crumbling cap.
A chimney with sound brick usually needs its joints repointed and the cap sealed. One with loose top courses needs those courses taken down and relaid first. We tell you which case you have after a close look.
Can Pre War Queens Apartment Buildings Be Repointed in Sections?
Yes. Co op boards and building owners often repoint in phases, starting with the parapet and the most exposed elevations. A phased plan spreads the work over time. Each phase needs access, so scaffold or lift planning is part of the price.
Jackson Heights, Forest Hills, Kew Gardens, Sunnyside and Rego Park all have pre war apartment buildings and garden co ops. Some have interior courtyards, where the courtyard walls need pointing as much as the street front.
Local Law 11 applies to buildings taller than six stories. Many Queens apartment buildings are lower, but some are not. We do the repairs, not the inspection, so check your requirements with the Department of Buildings.
Step by Step
How Does Repointing Work on a Queens House?
A mason inspects the joints and chimney, then you get a written scope. The crew sets up a ladder, lift or scaffold, cuts out failing mortar, cleans the joints and packs in new mortar in layers. Joints are tooled to match the wall and protected while they set.
Walk around
Every wall, the chimney and any gables are checked for open joints.
Written scope
A clear price names the walls, the mortar mix and the access needed.
Set up
Ladders or a lift go up, and driveways and plantings are protected.
Cut out and clean
Failing mortar is removed to a sound depth without chipping the brick.
Repoint and finish
New mortar is packed, tooled and kept from drying too fast.
Do Any Queens Historic Districts Affect Repointing?
A few do. Queens has designated historic districts, including Jackson Heights, Sunnyside Gardens, Douglaston, Ridgewood and Hunters Point in Long Island City. On those blocks, changes to mortar color or joint style on a facade may need Landmarks Preservation Commission approval. Most of the borough is not landmarked.
Check with the LPC for your address before repointing a street facing wall. The rules depend on the building and the work.

What Affects Repointing Cost in Queens?
Cost depends on the wall area, height, access, mortar match and brick condition. A single chimney and four exposed walls on a detached home differ from a phased apartment facade. We price each job in writing after a free look.
Number of walls
Detached homes have more exposed wall than attached ones.
Chimney and gable height
Higher work may need a lift or scaffold.
Mortar and brick match
Sample areas and color matching add time on older brick.
Brick condition
Loose or spalled brick may need replacing first.
Every Queens repointing job gets a written price after a free look at the walls.

Queens Brick Pointing Questions
Not on a fixed schedule, but they have more exposed wall. Check the chimney and the sunniest and wettest sides every few years and after any leak.
Yes. Many owners start there. We check the cap, the top courses and the joints, and tell you if any bricks need relaying.
Pointing covers the mortar joints only. Stucco and wood trim are separate work. We will say which parts of your Tudor style house we handle.
Yes. Phased work is common. The parapet and the most exposed side often come first, and each phase gets its own access plan.
The rule applies to buildings taller than six stories, so most houses are outside it. Confirm your building and filing cycle with the Department of Buildings.
