Why Does Brick Need New Mortar in South Jamaica?
Mortar wears away faster than brick. Rain, frost and decades of sun break it down until joints are hollow or crumbling. Once that happens, water gets behind the brick face. Repointing replaces the worn mortar before moisture spreads into the wall.
South Jamaica is mainly a place of detached and semi detached houses. Brick is not on every one of them, but where it appears, the joints, the chimney and any brick steps or garden walls all depend on sound mortar.
- Mortar that crumbles when you rub it
- Joints recessed deep behind the brick face
- Hairline cracks that follow the mortar lines
- Loose bricks near a chimney crown or corner
- White powder on the wall face
- Damp patches inside after a rainy week
Southeast Queens gets heavy rain, and this part of the borough has a known history of flooding and high groundwater. Walls that stay damp are more likely to lose mortar. Brick near the ground, such as a front step wall or planter, feels it first.
Chimneys are exposed on every side, so their joints wear fastest. A chimney that leaks into the attic is often missing mortar near the top.

How We Fix It
How Is Brick Pointing Done on a South Jamaica House?
The mason grinds or chisels out the old mortar to a depth of about twice the width of the joint, brushes out the dust, wets the brick and packs in new mortar in layers. The joints are then tooled to a finished profile that sheds water.
The mortar mix matters. It must be softer than the brick, or it will crack the brick edges as the wall moves. We match the mix to the age and type of the masonry.
Color is matched where possible, so the repaired area does not stand out. We test a small patch for you to see before the full wall is done, if you ask.
Loose or cracked bricks are replaced as part of the job. If a bricks sits loose in a corner or beside a window, resetting it comes first.
Does Brick Pointing in South Jamaica Need a Permit?
Pointing a house on a low rise lot does not normally need a DOT sidewalk permit, because the work is on private property. Scaffolding over the sidewalk can need city approval, and buildings taller than six stories fall under Local Law 11. Confirm current rules with the city.
We are not aware of a historic district in South Jamaica, so landmark review is not a usual part of repointing here. If your building has any special status, check with the city first.
Local Law 11, the facade inspection program, covers buildings taller than six stories. Most homes in this area are much lower. If you manage a larger building, we can talk through what the program expects before you plan the work.
Can a chimney be repointed from a ladder?
It depends on the height and roof. Some chimneys need scaffolding or roof access. We look at the access at the visit and include it in the estimate.
Do you only point brick?
We also work on stone and block, though the mortar and tools differ. Tell us what the wall is made of and we will say whether it suits our crews.

FAQ
South Jamaica Brick Pointing Questions
Press a key into the joint. If the mortar crumbles or the key sinks in easily, the joint has failed. Gaps and recessed mortar are also signs.
People use the terms loosely. Repointing renews mortar joints. Tuckpointing is a finer craft that adds a thin contrasting line. Most house walls need repointing.
We aim for a close match and can test a patch first. Fresh mortar looks lighter at first and settles as it cures.
It stops leaks that come through worn joints. A leak from a roof, flashing or window needs its own repair.
