What Mortar Problems Show Up on Jamaica Buildings?
Brick buildings in Jamaica lose mortar to age, rain, freeze and thaw and roof leaks. Joints go soft, crack, open up and wash out, and then water reaches the brick and the wall behind it. Parapets and chimneys fail first because they are exposed on every side.
Jamaica has plenty of older masonry. Pre war apartment buildings, attached brick houses and commercial buildings along Jamaica Avenue and Hillside Avenue were built when lime based mortar was standard, and that mortar has weathered for decades. Newer high rises near the transit hub are a different story, with facades that are younger and built to other standards.
- Mortar joints worn back from the brick face
- Cracks running along bed joints
- Loose or leaning parapet caps
- Chimney joints open at the top
- Efflorescence streaking the wall
- Storefront piers with damp, soft joints
Storefront Piers and Side Walls
Commercial buildings on Jamaica Avenue and Hillside Avenue often have brick side walls and piers that no customer looks at but weather hits hard. Those walls sit against neighboring roofs and gutters, and a small leak there can run for years before anyone sees the damp.
Water is the thread through all of it. Once it gets behind a facade, it freezes in winter and pushes bricks outward. A few open joints today can become loose bricks in a few seasons.
Mortar Falling Out of Your Jamaica Building?
We will look at the wall from the ground and the roof line and tell you how much of it needs work.
The Process
How Is Brick Repointing Done in Jamaica?
Failed mortar is cut out to a set depth with grinders or hand tools, the joints are cleaned, and new mortar is packed in and tooled to match the wall. Mortar strength and color are chosen to suit the old brick. The work goes from the top of the wall down so debris never lands on finished joints.
Matching matters. Mortar harder than the brick around it can crack the brick faces over time, so we choose a mix that sits in the same range as the original. Color is matched on a test patch before the whole wall is done.
Height drives the setup. A low storefront or a two story house can be reached from a ladder or a small scaffold. A taller apartment building needs a scaffold or a lift, and that equipment is a real part of the price and the schedule.
Safety around the work is part of the plan. Falling debris and dust are controlled, the sidewalk below is protected, and tenants are told when the crew will be outside their windows.
Chimneys and parapets get special care. A leaning cap or a bulging parapet can be a sign of more than mortar loss, and we will tell you if the wall needs bricks rebuilt, not only repointed.
Do Jamaica Facades Fall Under City Inspection Rules?
Buildings taller than six stories must be inspected every five years under Local Law 11, the Facade Inspection and Safety Program, and repairs can follow from the findings. Smaller buildings are not covered by that program, but owners are still responsible for keeping facades safe. Confirm current rules with the city.
That matters here because Jamaica has newer high rise buildings near the transit hub, along with lower pre war buildings. Taller buildings may have a filing schedule to meet. Lower ones rely on the owner to notice problems before a brick falls onto a sidewalk.
Scaffolding and sidewalk sheds on city streets can involve Department of Buildings rules. We tell you what the setup for your building is likely to need, and we plan the job around it.
Work on private homes is simpler. Most house repointing is a matter of access and weather, and there is no historic district in Jamaica that we can confirm that would add landmark steps.
What Affects Brick Pointing Costs in Jamaica?
The wall area, the building height, scaffold or lift needs, how deep the old mortar has to be cut out and how hard the color is to match decide the price. Because each facade is different, we write a quote only after a free look at the wall.
A small chimney and a block long commercial facade are far apart in scope. Access across a public sidewalk, nearby wires and overhead protection add steps on commercial streets. On a house, the biggest unknown is often what the wall looks like behind the old mortar.
When Pointing Is Not Enough
Sometimes the mortar is a symptom. A damp wall that keeps leaking after repointing may have a bad roof edge, a failed gutter or a rusted lintel. We check those during the visit and report what we find, even when the finding means work that is outside brick pointing.
Timing helps results. Mortar needs mild, dry conditions to cure well, so spring and fall are ideal. We schedule around cold snaps and storms when we can.
