Does Brick Pointing Matter on Rosedale Homes?
It does wherever your house has brick. Rosedale is mostly detached ranch, Cape Cod and colonial homes. Many have a brick chimney, a brick step or a brick accent, and those parts need sound mortar. Brick work on a house is a smaller job than on a large building, but the cause of damage is the same.
Mortar is the part that gives way first. Rain, frost and age soften it, and once joints open, water gets behind the brick.
Southeast Queens gets heavy rain and a hard freeze each winter. A damp brick that freezes can lose its face in a single season. That is why joint repair is worth doing before the damage reaches the bricks themselves.
Brick steps and low walls near the front door take foot traffic and splashed water. Loose bricks there are a trip risk as well as a sign of failing mortar, so they are worth fixing early.
Chimneys are the most exposed. They stand above the roof in rain, wind and ice, and a crumbling chimney can drop bricks onto the roof or yard.
How Can You Tell Which Brick Needs Work?
Look at the mortar lines. If they are cracked, sunken or sandy, the joint has failed. Spalled brick faces, stains and damp inside are other signs. The table lists common places on a house and what we usually find there.
| Where | Typical problem | What we do |
|---|---|---|
| Chimney stack | Open joints and a broken crown | Repoint and rebuild the crown |
| Front steps | Loose bricks, washed out joints | Reset bricks and repoint |
| Brick front wall | Mortar sunk behind the face | Cut out and repoint |
| Garden wall | Joints open from freeze thaw | Repoint and cap |
| Window sill | Gaps that let water in | Repoint and seal |
The Work
What Does Repointing Involve?
We cut out the old mortar to a set depth, clean the joints and fill them with new mortar in layers. The joint is tooled to match the original look. A mortar mix suited to the brick keeps both materials working together.
Bricks that are cracked or have lost their face are replaced first. On a chimney, we also check the flashing where it meets the roof, because water that enters there will ruin new mortar.
The wall is then cleaned and kept damp as the mortar sets. This slow cure keeps the new joints from cracking early.
Does Repointing in Rosedale Need a Permit?
Repointing a home usually does not need the DOT sidewalk permit, but a lift or scaffolding over the sidewalk does bring in city rules. Structural brick work can involve the Department of Buildings. We found no historic district here. Confirm current rules with the city.
Pointing seals joints. It does not correct a leaning chimney or a bulging wall. We tell you if we see signs of movement, and an engineer may need to look at it. If the wet comes in below ground, see our basement waterproofing in Rosedale page.
