Local Conditions
Is Brick Pointing Common in Roxbury?
Not very. Roxbury is a small community of detached houses and bungalows, and most of them are not brick buildings. Brick shows up in chimneys, piers, planters, small walls and some stoops. Where it exists, salt air and wind driven rain wear the mortar quickly.
Our work here is therefore smaller than on a brick apartment block. It usually means a chimney stack, a garden pier, a brick step or an accent wall. Each of these still needs sound joints.
Salt in the air gets into mortar and breaks it down. Mortar turns sandy, joints open and rain enters. When it freezes, the water pushes the face off bricks.
Wind driven rain is the worst case. On a narrow lot with no trees to break the wind, rain hits the chimney and any brick wall head on. Over a few winters, that is enough to open joints that looked fine before.
Chimneys on the shore are the most exposed part of a small house. They stand fully in the wind, and a crumbling stack is a risk to the roof and the people below.
How Do You Know When Mortar Has Failed?
Look for joints that are cracked, sunken or sandy, bricks that wobble, white salt crust on the surface and bricks that have lost their face. A key scratched along the joint should not take out mortar. If it does, the mortar has failed.
What repointing does
We cut out the old mortar to a set depth, clean the joints and pack in new mortar in layers. The finish is tooled to match the original look.
What else we check
The chimney cap, the crown and the flashing at the roof line all shed water. If any of them has failed, new mortar will fail too. We repair those as part of the job when they are the real cause.
What it does not do
Pointing does not straighten a leaning chimney or a moving wall. If we see signs of movement, we tell you and an engineer may be needed.
If your brick sits on a foundation that has cracked, see our foundation repair in Roxbury page.

Do Brick Repairs in Roxbury Need Permits or Approval?
Repointing a chimney or a pier on your own lot does not need the DOT sidewalk permit. Structural masonry work can involve the Department of Buildings. The cooperative may set separate conditions on exterior repairs. Our research shows no historic district here. Confirm current rules with the city and the board.
