Is Brick Pointing Common in Arverne?
Less than in the older row house neighborhoods of Queens. Many Arverne homes are frame or sided, and the newer houses use other cladding. Brick does appear on apartment complexes, on some houses and entries, on chimneys and on garden and boundary walls, and those need pointing too.
The Rockaway peninsula is a hard place for mortar. Wind carries salt and moisture off the ocean and the bay, and joints take it in. Water gets into small gaps, then swells and freezes and pushes the mortar out.
Large apartment complexes are where the biggest brick surfaces usually are. Their walls, parapets and entry pavers see the same weather as the homes, only on a larger scale.
On houses, the brick you are most likely to find is a front wall, a chimney or a low wall around a yard. That is where most of our pointing work on the peninsula would happen.
If you are not sure whether a wall is brick, veneer or something else, we can tell you on the visit. Some walls that look like brick are a thin facing, and those are repaired differently from solid brick.

What Does Repointing Involve?
Repointing means grinding or chiseling out the loose mortar to a proper depth, cleaning the joint and packing in new mortar that suits the brick. The new joint is tooled to shed water. Done well, it keeps moisture out and holds the bricks together for years.
Mortar has to be softer than the brick, or the brick suffers. We choose a mix that matches the original in strength and, where it matters, in color.
We do not smear new mortar over old cracks. A surface skim looks fine for a season and then falls off, so the joint is cut out first.
Height changes the setup. A low garden wall needs only a ladder, while a chimney or an upper wall calls for a lift or scaffold, and we plan for it in the estimate.
Weather matters too. Mortar needs mild, damp conditions to cure, so we time the work to avoid heavy rain and hard freezes, which is a real consideration near open water.
Send us a photo of the wall or chimney. We will tell you how deep the problem goes.

Do Chimneys in Arverne Need Pointing?
If a chimney has open joints, leaning bricks or a crumbling top, yes. Chimneys are exposed on every side, and on the peninsula they take wind, rain and salt. Loose mortar high up can drop bricks, which is why we check the chimney early in any pointing visit.
The top of the chimney does the worst. The crown and upper courses sit fully exposed, and water that gets in there works down into the flue and the wall below.
Leaks around a chimney often show up inside as stains on the ceiling or wall. If you see that, mention it. Pointing may solve the leak, or flashing may need attention as well.
Some chimney work goes beyond pointing. Where bricks have to be rebuilt, we tell you and price it separately.
If you see white powder on the brick, it is often salt or minerals that water has pulled through the wall. It is a useful warning that moisture is getting in.
What About Tall Apartment Buildings in Arverne?
Buildings taller than six stories fall under the city facade inspection program, known as Local Law 11, which requires inspections every five years. Pointing is a common repair that comes out of those reports. Confirm the current requirements with the city or your engineer.
Most Arverne buildings are lower than that, but some complexes do have taller sections. If your building has one, the inspection report tells you what the facade needs.
We work from the report and from what we see on the wall, and we schedule the scaffold or lift around your residents.
Parapets are the low walls at a roofline, and they are the most exposed part of any building. Pointing there stops water from working down into the wall, and it is often the first repair a facade report calls for.
