Why Does Mortar Wear Out on Unionport Brick Houses?
Unionport has many older brick houses, both attached and semi detached, along with brick low rise apartment buildings. The mortar is the softer material, so it gives way before the brick does. Rain, freezing and decades of weather open the joints, and water then gets behind the brick.
Attached houses share walls, and the party walls and rear walls stay damp longer because they rarely see sun. Chimneys and parapets stand highest and take the most exposure.
Front stoops built of brick lose mortar quickly, since steps shed water and salt right onto the joints. A loose brick on a stoop is a trip and falling hazard as well as a wall problem.
How Can You Tell Your Brick Needs Pointing?
Look for mortar that crumbles when scratched, joints sunk deep behind the brick face, hairline cracks between bricks and white powder on the surface. Loose bricks near chimneys and caps, and damp patches on interior walls, are warning signs too.
| Sign | What it means | Action |
|---|---|---|
| Sandy, crumbling mortar | Joints have decayed | Repoint the area |
| Deep recessed joints | Water can reach the brick edges | Repoint soon |
| White powder on brick | Water is moving through the wall | Find the source, then repoint |
| Loose or shifting brick | Mortar has failed completely | Reset the brick, then repoint |
| Stair step cracks | Movement in the wall | Have it inspected |

How Is Brick Pointing Done?
The crew cuts out the old mortar to a safe depth, cleans the joints and packs new mortar in layers. The joint is tooled to shed water. We choose a mortar that matches the brick in strength, so the wall can move and dry without cracking.
On older houses, the original mortar is often soft. A hard modern mix can damage the brick faces. We select the mix based on the age and type of the wall.
For a two story house, work is done from ladders or scaffolding. Chimneys get a look at the crown, cap and flashing as well.
On attached houses, we plan the work at the shared wall so we do not disturb the neighbor.
Does Pointing in Unionport Need a Permit?
Pointing on a house usually stays inside your lot, so it does not involve the DOT sidewalk permit. Scaffolding over a public sidewalk does. Buildings above six stories fall under Local Law 11, and no historic district is known to us here. Confirm current rules with the city.
Low rise apartment buildings in Unionport are often below the six story line, but check your building. If it is taller, a facade inspection report may drive the repairs.
If DOT cites the sidewalk below a wall we are working on, our page on sidewalk violations explains the next steps.

How Long Does Brick Pointing Take?
Most house walls take a few working days once the crew starts. Mortar needs mild, dry weather to set, so rain can delay the job. Larger buildings take longer.
