Why Do Stoops and Front Steps Fail in Unionport?
Unionport has many attached and semi detached brick and frame houses with short flights of front steps. Rain, freezing and salt crack the treads and open the joints. Railings rust at the base, and landings settle until they tilt toward the door.
Brick stoops on older houses lose mortar over decades. Water enters the open joints, freezes and pushes the bricks loose. A concrete stoop with hairline cracks does the same thing more slowly.
Houses with basement entrances at the side or rear have a second set of steps that collect water. Those often get ignored until a tread breaks.
Which Step Problems Can Be Repaired and Which Need a Rebuild?
Chipped edges, hairline cracks and loose posts can often be repaired in place. Steps that have sunk, split or pulled away from the house usually have to be rebuilt. We check the base and the landing first, since a surface patch fails when the support moves.
| What you see | Common cause | Usual response |
|---|---|---|
| Chipped step edge | Wear and freeze thaw cycles | Patch and reshape the nosing |
| Open joints in brick | Old mortar | Repoint and reset loose bricks |
| Railing that wobbles | Rust where the post meets the step | Cut out and reset the post |
| Landing tilts at the door | Settled base | Rebuild the landing |
| Treads sunk or split | Failed support | Rebuild the steps |
Railing Moves When You Hold It?
A loose post is a fall risk. Describe it and we will check how it is set.
How Are Steps Rebuilt?
The crew removes failed steps, compacts a solid base and forms and pours new ones or rebuilds them in brick. Each tread is pitched a little forward to shed water. We round the edges against chipping and anchor railing posts in sound material.
On brick stoops, joints are cut out and repointed, and loose bricks are reset. If the brick itself has flaked badly, we replace it with a close match.
For attached houses, we take care at the shared wall. Work there is done so the neighbor's steps and wall are not disturbed.
If the steps meet the sidewalk, we can repair the flags at the foot of them in the same visit. Those flags need a DOT permit, which we file.
Do Unionport Steps Need a Permit?
A repair that stays inside your lot skips the DOT sidewalk permit. Steps that extend onto the public sidewalk and structural stoop work can involve the Department of Buildings. Unionport has no historic district that we can confirm. Check your address with the city.
A stoop that carries a full flight to a raised first floor is part of the building. If the structure has cracked, an engineer may need to review it, and we say so plainly.
If DOT cites the flags at the bottom of your steps, see our page on sidewalk violations. Owners must maintain the sidewalk under Admin Code 19-152.
